Quick tip for touring homes: snap a photo of the serial and model number plate of Furnace, AC, water heater, or even appliances, drop it into AI, and ask the age. A furnace or water heater at the end of its life is a five-figure surprise you do not need after closing.

Thinking about buying your first home? Here’s where to actually start:

1. Find an agent who’ll tell you the truth, even when if costs them a sale. As agents we should be guiding to the best outcome and it should be for that agents benefit.
2. Talk to a lender. Know your real numbers before you fall in love with anything.
3. Figure out your non-negotiables. Location, space, budget — pick your top three and find the right home.
4. Get an inspection, never skip this step. It’s better to know what’s going on with the home rather than being blindsided with $1000s in repairs after you buy.
5. Get an appraisal so you know the true value of the home so you’re not overspending.
6. Close and move into your new home!
