We're officially in contract!!!

This video? This was the calm before the storm. Me and my assistant grabbing a bite in the Diamond District right before our very first open house at 4037 Rusting Ave in Leona Heights (you already know the back story of this home).

That first open house? 75 people walked through the door.

The second open house, I'll be honest, I thought it was going to be slow. Then I looked out of the window and that someone was already parked outside, waiting. 74 people came through that day. That’s 149 people over two Sundays.

We received 12 offers last night.

Let me say that again, TWELVE offers.

One of the best moments of this entire journey was when one of the agents who submitted an offer, and didn't get it, told me he wasn't surprised by the result. He said the way the home was presented, the way it showed up online, the way it felt when you walked through the door… he said it was special. People noticed every detail, even how good the house smelled.

That was the highest honor. Having another agent acknowledge the work and the care that went into preparing this home.

The negotiation had its moments. Let's just say it took some patience and strategy. But we got it done, and we got it done with the price intact.

It's March, which means it's time for monthly home maintenance. I want to help you keep your home in tip-top shape. So here are three important tasks to add to your to-do list this month:

Inspect Your Home Exterior: With the winter weather coming to an end, now is the perfect time to give your home's exterior a once-over. Look for any damage caused by the cold and snow, such as cracks in the foundation or paint peeling off. Taking care of these issues now can prevent them from becoming bigger problems later on.

Check Your Roof: While you're outside inspecting the exterior of your home, don't forget to look up! Winter weather can also cause damage to your roof, so make sure to check for missing or damaged shingles. If you notice any issues, it's best to call in a professional for repairs.
