It’s always great when the Olympics come around!

Of the 592 athletes that are representing the United States in the Paris Olympics, 26 of them are from Colorado. This put Colorado tied for the 6th largest contingent from any one state. These athletes are competing in multiple events ranging from discus to sport climbing.

Hopefully Colorado will have some more precious "metals/medals" in our state after this event! :)

'The Housing Recession Is Over,' Real-Estate Group Says, as Pending Home Sales Tick Up for the First Time in 4 Months

Home sales inched up for the first time in four months, even as the U.S. housing market continues to deal with a dearth of listings.

Pending home sales rose by 0.3% in June from the previous month, according to the monthly index released Thursday by the National Association of Realtors®.

The figure exceeded expectations on Wall Street. Economists were expecting pending home sales to fall 0.5% in June.

LARIMER COUNTY RESILIENCE
To see the resilience of the Front Range market, look no further than Larimer County.

The average price for closed single-family homes in the month of July was $724,000.

This is only the third time in history Larimer County has exceeded $700,000 for average price in a month.

July’s average price is a whopping 12% higher than February’s average price which was $646,000.

A 12% difference in just a few months is significant in any market.

What makes this increase especially significant is that interest rates have been above 6.5% the entire time.

Higher rates did not keep prices from going higher.

In a market that seems abnormal to a lot of people, we notice a very normal trend right now. Spring = activity is picking up.
This happens pretty much every Spring and this spring is no exception.
When we measure the number of properties under contract, which are set to close in the next 30 to 45 days, we see that it is significantly higher than just a month ago.
Many more properties went under contract in March than in February. Specifically:
Larimer County is up 27% month over month.
Weld County is up 16%.
Metro Denver is up 18%.
This increase is noteworthy, especially considering interest rates dropped only slightly during the month.
We expect this trend of increased sales activity to continue, as it normally does, through the Spring and into the early Summer.

Buyers (finally) have more bargaining power. For many, many months sellers had the distinct upper-hand and commanded above-list price offers. Bidding wars were the norm. Buyers had virtually no negotiating power.

The numbers show that the dynamic has absolutely changed.

The ratio of the final sales price to the list price is now at 98.1%.

From April 2020 to July 2022, the ratio was at or higher than 100%.

The peak was in April 2022 at 104.3%.

In the span of just a few months, sellers have gone from multiple, over-list price offers to expecting to come off their list.
