Realtors, knowing when to use a CMA versus an appraisal can save your deal.

A CMA is a great tool to help set a competitive listing price based on recent sales.

But it’s not an official valuation and won’t satisfy a lender’s requirements.

An appraisal, on the other hand, is performed by a licensed appraiser like me.

It goes deeper by analyzing the property, market trends, and comparable data to determine the home’s actual market value.

When financing is involved, it's also the only value that holds legal weight.

Are today’s home prices in Bethesda a sign of real growth or a bubble that’s about to pop?

Homebuyers and sellers, do you know the difference between an appraisal and a home inspection?

Both are important, but they do very different jobs.

A home inspection checks the condition of the property, including plumbing, structure, electrical, and more. It’s like a health report for the home.

An appraisal, on the other hand, determines the property’s market value.

It focuses on location, condition, recent comparable sales, and market trends.

Here’s the catch: a clean inspection doesn’t mean a high appraisal, and a high appraisal doesn’t guarantee the home is problem-free.

In my work as an appraiser, I’ve seen how understanding both can prevent surprises and save thousands.
