First, understand this: buyers walk through your home looking for reasons to feel confident…or nervous.

And the smallest things send signals.

Dust in the air vents? They assume the HVAC hasn’t been maintained.

Dirty baseboards? They assume the house hasn’t been cared for.

Clutter everywhere? The home feels smaller.

It may not be logical, but it’s how buyers think.

So here’s the plan.

Deep clean everything.
Baseboards, windows, grout, ceiling fans, cabinets, appliances, air vents. If buyers see dust, they assume maintenance was ignored.

Declutter aggressively.
Remove about half your stuff. Clear counters, shelves, and closets. Buyers need to see the space, not your storage system.

Refresh the house.
Touch up paint or repaint main areas if needed. Fix small things like leaky faucets, loose handles, squeaky doors, and burned-out bulbs. Small issues make buyers worry about bigger ones.

Make the house bright.
Open blinds, use warm bright bulbs, and turn on lights before showings.

Neutralize smells.
Pet odors, candles, and strong air fresheners make buyers suspicious. Clean and neutral always wins.

Don’t forget curb appeal.
Mow the lawn, trim bushes, sweep the porch, and add a couple plants/flowers by the front door. First impressions start outside.

Then comes the most important step: pricing.

You don’t price based on hope. You price based on proof.

We look at what has closed in the last 90 days, study the list/sold price and days on market, and also compare it to what’s currently listed.

Then price 3–5% below the current competition.

Why?

Homes usually need 10–12 showings for every one offer.

Traffic creates urgency.
Urgency creates leverage.
