FTC fines Opendoor $62M for deceptive practices
The FTC alleges that Opendoor told consumers they could make more money selling to the iBuyer than on the traditional open market

The Federal Trade Commission announced Monday that it is fining Opendoor Labs Inc., for its deceptive trade practices.

The FTC alleges that the Eric Wu-led iBuyer pitched its services to potential home sellers by using misleading and deceptive information that led sellers to believe that they could make more money selling their home to Opendoor than on the open market using the traditional home sale process. In reality, according to the FTC, most people who sold to Opendoor made thousands of dollars less than they would have made selling their homes using the traditional process.

“Opendoor promised to revolutionize the real estate market but built its business using old-fashioned deception about how much consumers could earn from selling their homes on the platform,” Samuel Levine, the director of the FTC’s Bureau of Consumer Protection, said in a statement. “There is nothing innovative about cheating consumers.”

In its investigation of Opendoor, the FTC took issue with Opendoor’s marketing material, which include charts comparing consumers’ net proceeds from selling to Opendoor versus on the open market. The FTC said the charts almost always showed that consumers would make thousands of dollars more by selling to Opendoor. In many states, the FTC found that consumers who sold to Opendoor lost thousands of dollars, as the company’s offers have been below market value on average and its costs have been higher than what consumers typically pay when using a traditional realtor.

Through its investigation, the agency also found that Opendoor violated the law by misrepresenting how the firm calculated the home’s market value, how Opendoor made money, how much consumers likely would have paid in home repair costs when selling on the open markets, and how much consumers would have paid in costs by selling in a traditional sale.

In addition to the $62 million fine, which is expected to be used for consumer redress, the proposed consent order also stated that Opendoor must stop making “deceptive, false, and unsubstantiated claims” about home much money consumers will received or the costs they will incur using its services, and it must provide “competent and reliable evidence to support any representations made about the costs, savings, or financial benefits associated with using its service, and any claims about the costs associated with traditional home sales.”

The proposed consent order will be subject to public comment for 30 days. After that period, the FTC will decide whether to make the proposed consent order final. Opendoor has agreed to the proposed consent order.

“While we strongly disagree with the FTC’s allegations, our decision to settle with the Commission will allow us to resolve the matter and focus on helping consumers buy, sell and move with simplicity, certainty and speed,” Opendoor wrote in a statement to investors. “Importantly, the allegations raised by the FTC are related to activity that occurred between 2017 and 2019 and target marketing messages the company modified years ago. We are pleased to put this matter behind us and look forward to continuing to provide consumers with a modern real estate experience.”

What do buyers really think of photos and artworks? And is there a neutral paint trick that will sell your home faster? Here's what you need to know.
1. STICK TO A NEUTRAL COLOR SCHEME
Neutral room ideas are timeless for many reasons – but few love their versatility quite like realtors.
'The biggest advice when selling a home is to stay relatively neutral and have warm and inviting colors. 'You want buyers to feel the warmth of your home while being able to envision themselves living in it – soon.'
Therefore, if you're debating a bold or neutral color scheme when selling, Addie recommends the latter – adding that your wall is one of the most impactful areas of a room.

'A blanket advice I would give to anyone out there is to avoid standalone dark colors, especially on the exterior of the house. These look unappealing and often end up needing more cleaning.'
And while this advice is relevant to all sellers, it is particularly important in a state that is extremely hot during summer. It will work against you because darker colors will make the house hotter.

6 Tips For Staging When Selling Real Estate

Real Estate agents and owners alike take many factors into consideration when wishing to sell a home, including where to advertise, what and how much are similar homes priced in your area, setting a reasonable sales price, and enhancing the curb appeal of a house by getting rid of clutter and perhaps planting a few flowers or re-sodding part of the lawn.

It's not necessary to spend thousands of dollars to decorate a house before selling, but keep in mind that statistics show the selling price of a house increases by as much as 6-20 percent, merely through staging. That said, here are several tips for staging and getting top dollar in the process:

Real estate agents report that women, overwhelmingly influence whether a couple buys or not. So a few things to have when staging include:

1. Having a nice looking refrigerator in the kitchen. If there is an old fridge or no fridge at all, the kitchen just looks naked. You can rent one for a few dollars per week.

2. Have an area rug, a nice couch, a couple of ferns and lamps, and perhaps a classy, framed portrait in the living room. The living room should look comfy and inviting. Even though it's not part of the home, consider relocating or renting a large screen television to cap up the look and feel. The look to go for is light and bright.

3. Have a bed with a classy comforter, an easy chair, a quality lamp and another framed portrait in the master bedroom. Here too, consider adding a couple of houseplants. Decorating every bedroom is not necessary if expenses are a factor, but at least the master bedroom should be extremely inviting. Consider, at a minimum, at least area rugs and a couple of portraits for the other bedrooms.

4. Decorate the bathrooms. It typically takes less than $25 to decorate a bathroom, and the impact plays big on certain clients’ sensibilities.

5. If there is a swimming pool or backyard barbecue, stage it as well. A barbecue set and a decorated table with chairs, or a pool surrounded by a couple of umbrellas and some deck chairs help transform a house into a potential home. Try, as far as possible to get people to see in their minds, the advantages of living there.

6. Consider removing any inessential furniture. You may love that classic, lived-in lounger, but chances are your potential buyers may not. You can update a room, and make it look larger, but adding a few key pieces and removing the rest.
