Many buyers understandably want to wait to purchase a home until interest rates go back down. But is that the right move?

Eastern MA and Southern NH are likely to have a shortage of homes for sale for years to come. This low inventory is what leads to bidding wars, drives prices up, and creates what we call a ‘sellers market’.

Increasing interest rates have somewhat slowed the competition among buyers. Less competition has led to prices increasing at a slower rate. However, it’s still a sellers market because of the lack of inventory.

If rates go down in a year or two it’s likely that competition among buyers will increase again. This could result in an increase in prices. So why wait on interest rates?

Talk with your loan officer to see what you qualify for at current interest rates. If you can swing the monthly payment, snag a house that meets your needs this year while there is less competition.

If interest rates go down in the future you can talk to your lender about refinancing your mortgage for a better rate and lower monthly payment. Alternatively, if interest rates go up in the future you’ll be glad you got in now.

Another thing buyers often worry about is the value of their home decreasing after they’ve purchased. No one can predict the future but historically, if home values go down, they go back up eventually. If you’re planning to stay in a home for 10+ years, odds are if the value goes down it will go back up by the time you sell.

Don’t get me wrong, it’s still a ‘sellers market’ especially for homes in the first time home buyer price range. But that’s not likely to change much in the foreseeable future, so why wait? I am a GREEN Designated Realtor. This means that in addition to helping clients with typical real estate goals, I’ve pursued specialized training through the National Association of Realtors to properly value and market the energy efficient and renewable features of a home. For example, when selling a home with solar panels there are steps that can be taken to ensure that a buyer, appraiser, and mortgage company factor your renewable energy production into your homes valuation, so that you’re not leaving money on the table. Got to check out this awesome last weekend and meet with the owner/architect to learn all about it!

A Passive House is a home built to high energy efficiency and indoor air quality standards. They use up to 90% less energy than typical homes, keeping monthly utility bills low.

This Passive Home in Somerville, MA has double stud walls with 14.5" of dense packed cellulose insulation, two v***r barriers, and triple pane windows to keep the building envelop tight.

An electric mini-split heat pump provides heating & cooling. The home is also angled towards the sun to maximize heat gain in the winter and shaded by trees to reduce the need for cooling in the summer.

With a tight building envelop, ventilation is important. This home has an HRV (heat recovery ventilation system) that delivers continuous fresh air, and great indoor air quality. (last photo)

The home is powered by solar panels and is net positive, meaning it creates more energy than it uses. Materials with low embodied carbon were used to build the home. This means they chose materials that release minimal greenhouse gas during production. Even the driveway is sustainable (3rd photo). A permeable surface allows water to soak into the ground reducing puddles, runoff, and flooding.

Rising interest rates are slowing demand, placing downward pressure on market prices.

However, demand is still high. Last month, Salem had 3.4 months worth of single family homes for sale. This is an increase in inventory but still low in comparison to a 'balanced' market.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Homes are still selling fast. The average home sat on the market 7 days before accepting an offer.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
In many cases we're still seeing multiple offers, if a home is priced correctly. Single family homes sold on average 2.8% over asking price.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
It’s still a great time to sell! We may be headed towards a more balanced market, but prices are not expected to decrease drastically. With interest rates still predicted to rise in coming months, it’s a good time to buy as well.
