The The Marble Table - MT is a top restaurant in Billings for a reason! Their char grilled Caesar is my favorite that I HAVE to order every time I go, before trying a new (to me) item on the menu and I'm never disappointed. 🏠 BIG NEWS FOR MONTANA HOMEOWNERS: Property Tax Relief is Here! 🏠

Thinking about your property taxes? Now is the time to act. Montana has introduced major changes to reduce the tax burden on primary residences and long-term rentals starting in 2026.

Here is what you need to know to save money:

✅ The 2026 Homestead Rate
If you own and live in your home for at least 7 months of the year, you qualify for a lower property tax rate

Action Needed: If you didn't get a rebate last year or recently moved, you MUST apply by March 1, 2026.

Apply here: Homestead.MT.gov

✅ Long-Term Rental Relief
Own a rental property? If it’s rented for at least 7 months of the year (28+ day leases), you can qualify for a reduced rate too!
Deadline: March 1, 2026.

✅ Special Assistance Programs
There are additional savings available for:
Low-income households (PTAP)
Disabled Veterans (MDV)
Seniors 62+ (Elderly Homeowner/Renter Credit)

📍 Don't leave money on the table! Most applications are due by March 1st. Check your eligibility and apply at the Montana Department of Revenue website.

The comments...😵😳😂
You definitely see some interesting things in real estate...I'm thankful my craziest is only dealing with a camp of squatters that took over a trailer listing on 2.5 acres in Billings. Their camp consisted of about 3 or 4 campers/RVs and had about 30 people, including kids and a young pregnant teeni recall seeing pushing a stroller around the property, which broke my heart.

The sheriff said he had experience with them squatting in the next county over previously... they were "professional squatters".
I had to serve them the official eviction papers from the court to start the legal countdown for eviction. The sale took about 60 days longer because of the timeframe to legally remove them all. A swat team did end up raiding the property during this process and arrested the ring leader.... "Butch" I think was his name.

I recall that as I was going through this in 2015, the current Governor Bullock vetoed a bill that would make it harder for squatters to do exactly what they were doing in this situation. He was quoted saying that the bill "wasn't neighborly".🤦‍♀️
