Zillow is not the best way to determine home value and here is why:
✅ It doesn’t walk through your home. A Zestimate can’t see your renovated kitchen, updated bathrooms, new roof, or other improvements that can significantly affect value.
✅ It relies on public records and algorithms. If public records are incomplete or outdated, the estimate may be too high or too low.
✅ It doesn’t know your local market. Neighborhood trends, school zones, street appeal, and buyer demand can all impact value in ways an algorithm may not fully capture.
✅ Every home is unique. Two homes with the same square footage can have very different values based on condition, upgrades, layout, and location.
The most reliable way to determine your home’s market value is through a comparative market analysis (CMA) prepared by a local Realtor 🙋🏽♀️ who understands your market and recent comparable sales.
