🚨 “The housing market is on track for its worst year since 2011.”

If you saw this headline a couple days ago, you might have immediately thought:

“Uh-oh. Is the housing market crashing?”

Not so fast.

I saw this article making the rounds and wanted to add a little perspective…because scary housing headlines don’t always tell the whole story.

When they say “worst year,” they’re primarily talking about the NUMBER of homes being sold…not homes suddenly losing massive amounts of value.

And there is a big difference.

🏡 Mortgage rates are still making affordability difficult.
🏡 Buyers are much more payment-conscious.
🏡 Many homeowners with low interest rates don’t want to sell and give them up.
🏡 Homes that are overpriced are sitting longer.
🏡 Buyers have more time to make decisions than they did a few years ago.

All of that means fewer transactions.

It does NOT automatically mean another 2008.

In fact, I think a better description of today’s housing market is:

It’s slower and more selective…not collapsing.

And real estate is incredibly LOCAL. What is happening nationally isn’t necessarily what’s happening in your neighborhood, your price range, or even the next city over.

So please don’t let one national headline determine what you think your home is worth or whether it’s a good time for your family to buy or sell.

That’s what we’re here for - to look at the actual numbers, explain what they mean, and help you make a decision based on YOUR situation instead of a scary headline. 🤎🌿
