Think about storage before you think you need it.

One of the easiest things to underestimate when planning a new home is how much space your everyday stuff actually takes up.

Where will the vacuum go? The Costco haul? Small appliances? Sports equipment? Winter coats and boots? And all those holiday decorations?

A little extra thought during the planning stage can mean fewer things sitting on counters, piled in the garage or stuffed into closets later.

Don’t start with the countertops.

Start with how you LIVE.

Where does everyone drop their stuff when they walk in the door? Do you entertain? Do you need extra garage storage? Would you rather have a huge pantry or a bigger kitchen? Do you want laundry near the bedrooms? Do you need a home office?

The best floor plan isn’t necessarily the biggest one.

It’s the one that works for the way you actually live.

Build around your life first. The pretty stuff comes later.
