Your “mattress money” doesn’t always count as savings in the mortgage world… let me explain 👀

Saving cash for a home is a great move. Truly.
But when it’s time to buy, lenders usually need to see that money in your bank account for at least 90 days before it can be fully used.

Why? Because they have to verify where funds came from — not just that you have them.
This is one of those things that’s way easier to handle before you apply, not after you’ve already found
“the one.”

I think a lot of people don’t realize this about real estate…

When an agent isn’t in contract, they’re not sitting around waiting.

They’re studying, training, meeting with lenders, learning new programs, and staying on top of a market that changes constantly.

A quiet season doesn’t mean an agent isn’t capable — it often means they’re preparing for the next client who actually fits.
