Thoughts & tips on the current market (supported well by the attached post). Sellers need to be realistic about pricing or be extremely patient. And, Buyers have opportunities not seen in a while here in CO.
1. Sellers need to be okay with waiting a while. There is a higher number of homes staying on market & fewer closings happening than in several recent summers.
2. Price may need to be dropped to attract a bigger pool of interested buyers & to refresh marketing on MLS feeds. AND, the latter can actually be accomplished with just a small adjustment in price - even going UP. So, if you are listed at $900,000, you could change to $895K or to $905K and you will see a surge in viewers. However, not likely to attract buyers unless a rather large drop - 4-5% minimum based on my research to get results. If seller MUST sell, it may be the only viable option. Consider the holding costs if you have a home listed now: how much are you willing to pay to have it on the market longer? how much are you losing in mortgage & other expenses by keeping it on the market at a higher price? Do the math...
3. Patience is critical. We are actually in somewhat of a "normal" market overall - which is 4-6 months of inventory - in other words, the majority of homes are listed for 4-6 months prior to going under contract. Sellers are still hoping for the masses of buyers we had between 2020-24 but we are no longer even close to that market.
4. Good opportunities are out there for BUYERS - some sellers still NEED to sell, so making an offer below asking price is often acceptable. This could be an amazing time to buy - sellers are also often willing to work with buyers in other ways - paying for a mortgage rate buydown (typically the first year or 2) or giving cash back to the buyer at closing, depending on the offer.
5. There is hope! Historically the numbers point to ever higher home prices overall... over 100 years of data supports the continued upward climb. So, Buyers buying now will still, over time, see increases in value. And, Sellers, if they can wait, will see numbers rise again. There is STILL a shortage of homes of all kinds overall in the U.S.
