More homes to choose from. Fewer sales closing. But buyers are still making moves. 🏡

Here’s what August’s numbers tell us about the New River Valley:

🔑 Buyers have more options.
613 homes were listed at month-end—115 more than last August. That gives you more choices to compare, though negotiating room still depends on the home and location.

📝 Activity hasn’t stopped.
Closed sales fell 7.8%, but pending sales rose 19.1%. More homes went under contract, even as fewer crossed the finish line. Those contracts could support future closings, but they aren’t completed sales yet.

📍 Your community matters more than the headline.
Montgomery had 3.3 months of housing supply; Floyd had 10.4 months. That suggests buyers have more room to shop in Floyd, while sellers face less available supply in Montgomery.

Buying? Use the extra choices to compare price, condition, and location.

Selling? More listings mean more competition for attention. Price against recent comparable sales—not what a neighbor hoped to get.

And remember: a change in the area’s median sale price doesn’t mean your home’s value changed by the same amount. The mix of homes sold matters.

This one feels GOOD. 🙌🏡

Some sales are smooth. Some make you earn every bit of that closing photo. 😂

This was definitely the second kind.

There were setbacks, a deal that didn’t make it to the finish line, and plenty of moments where patience was required. But my seller stuck with it, we kept pushing, and today we finally get to put a big SOLD stamp on this one.

The best part though? This sale means she gets to officially step into retirement and spend a whole lot more time doing one of her favorite jobs ...being Grandma. ❤️

That’s why I love this business. The house is what we’re selling, but there’s usually something much bigger waiting on the other side of closing.

Very happy for my seller, very thankful she trusted me through the process, and VERY happy to see this one cross the finish line. 😂

Thinking about selling? I can’t promise there won’t be a few plot twists… but I can promise I’ll keep working until we get where we need to go.

This one has been a whirlwind. We were under contract, faced some unexpected hurdles, ended up back on the market—and kept pushing.
