🏠 HOMEOWNERSHIP 101 — Renting vs. Buying: What Should You Consider?

Is buying a home always better than renting?
No.

The right choice depends on your situation.

🏠 Buying may make sense if:
• You plan to stay in the area for several years
• Your income is stable
• You’re financially prepared for homeownership
• You want to build equity over time

🏢 Renting may make sense if:
• You may move soon
• Your income or career is still changing
• You want less responsibility for maintenance
• You’re not financially ready for the costs of buying

And remember: being approved for a mortgage doesn’t automatically mean buying is the right decision for you.

The goal isn’t to convince everyone to buy.

The goal is to help you understand your options and make the decision that makes the most sense for you.

🏠 HOMEOWNERSHIP 101 — What Is a First-Time Homebuyer?

Think you’re only a first-time homebuyer if you’ve never owned a home before?

Not necessarily. 👀

For many loan programs, you may still be considered a first-time homebuyer if you haven’t owned a principal residence within the past 3 years.

Why does this matter?

Being considered a first-time buyer may open the door to certain loan programs, down payment assistance, and other benefits.

So if you’ve owned a home before, don’t automatically assume you don’t qualify for first-time buyer programs.

🏠 HOMEOWNERSHIP 101 — Why You Shouldn’t Make Big Purchases Before Closing

You’re pre-approved. You found the house. You’re almost at the finish line…

DON’T GO BUY A CAR YET. 😂

Before closing, avoid major purchases like:
🚗 Financing a car
💳 Opening new credit cards
🛋️ Financing furniture
💰 Taking on new debt

Why?
Large purchases can change your debt-to-income ratio, credit profile, or available assets—which can affect your mortgage approval.

When in doubt, talk to your Loan Officer BEFORE making a big financial move.

🏠 HOMEOWNERSHIP 101 — What Can You NOT Do After Getting Pre-Approved?

Getting pre-approved is exciting—but don’t start making major financial moves just yet. 😂

Until you close on your home, try to avoid:
❌ Opening new credit cards
❌ Financing a new car
❌ Making large purchases
❌ Taking on new debt
❌ Changing jobs unnecessarily
❌ Moving large amounts of money without documentation

Why?
Your lender may need to verify your income, credit, debts, and assets again before closing.

Something that seems small to you could potentially affect your loan approval.

Best rule: If you’re under contract or getting ready to buy, talk to your Loan Officer BEFORE making major financial changes.

🏠 HOMEOWNERSHIP 101 — What Is Underwriting?

You’ve been pre-approved, found your home, and your offer was accepted…
So what happens next?

This is where underwriting comes in.

Think of an underwriter as the person who takes a deeper look at your loan to make sure everything checks out before the lender gives the final approval.

They may review:
💰 Income
💳 Credit & debts
💵 Assets
📄 Employment & financial documents
🏠 The property
📋 The details of your loan
They’re basically asking:
“Does everything we’ve been told and documented support this loan?”

If everything checks out, you move closer to final approval and closing. 🔑

So when you hear “your loan is in underwriting,” don’t panic.

It simply means your loan is being carefully reviewed before the lender gives the green light.

🏠 HOMEOWNERSHIP 101 — What Happens During a Pre-Approval?

So you decided you want to buy a home… now what?

When you apply for a pre-approval, your Loan Officer will typically review things like:
💰 Income — How much you make
💳 Credit — Your credit history & score
📋 Debts — Your monthly financial obligations
💵 Assets — Savings and funds available for the purchase
🏠 Loan Options — What programs you may qualify for
From there, we can determine your potential buying power and give you a better idea of what your homebuying budget could look like.

The goal isn't just to tell you “you qualify.” It's to help you understand what you can afford, what your options are, and what you need to do to be ready.

🏠 HOMEOWNERSHIP 101 — What Credit Score Do I Need to Buy a House?

A lot of people think you need a 700+ credit score to buy a home.

That’s not necessarily true.

The credit score you need can depend on the loan program, your overall financial
profile, and the lender.

Generally, you may see options starting around:
📊 580+ — Some FHA options
📊 620+ — Common benchmark for conventional loans
📊 Higher scores — May help you qualify for better terms
But your credit score is only one piece of the puzzle.

Your income, debts, down payment, credit history, and other factors can all affect your approval.

So if your credit isn’t perfect, don’t automatically assume you can’t buy a home.

Thinking about buying? Message me and let’s see what your options look like. 📲

🏠 HOMEOWNERSHIP 101 — How Much Money Do I Actually Need to Buy a House?
A common misconception is that you need 20% down to buy a home.

That’s not always the case.

Depending on the loan program and your situation, down payments can range from roughly 3%–20%+.
For example:
💵 3% down* — Some conventional options
💵 3.5% down — FHA
💵 5%–20%+ down — Depending on the loan and your goals

And remember, your down payment isn’t the only upfront cost. You may also have closing costs, prepaid expenses, and other costs to consider.

There may also be down payment assistance programs that can help eligible buyers reduce their upfront costs.* (ask me about them 😉)

So before assuming you need 20% sitting in your bank account…

Talk to a Loan Officer and find out what you may qualify for.

🏠 HOMEOWNERSHIP 101 - What is a Loan Officer?

It’s come to my attention that some people don’t know what a Loan Officer does 😂

If homeownership is something you’re thinking about, understanding what a Loan Officer does is important.

You probably know what a Realtor does, but before you start looking at homes, you’ll typically want a pre-approval to understand your potential buying power.

So how do you get pre-approved?

Through a Loan Officer, like myself. 🏠

If you’re thinking about buying now, next year, or even a few years from now, here’s a simplified look at the homebuying process:
1️⃣ Get pre-approved
2️⃣ Find a Realtor
3️⃣ Find your home
4️⃣ Make an offer
5️⃣ Complete your loan application
6️⃣ Provide required documentation
7️⃣ Loan goes through underwriting
8️⃣ Receive final loan approval, subject to applicable conditions
9️⃣ Close on your home & get the keys 🔑

There’s a lot that happens between making an offer and closing, and that’s where having the right mortgage team can make a difference.

🏠 HOMEOWNERSHIP 101 — What Is a Pre-Approval?

Before you start seriously shopping for a home, one of the first things you’ll want is a pre-approval.

But what exactly is it?

A pre-approval is when a Loan Officer reviews things like your income, credit, debts, and assets to determine how much you may qualify to borrow.

Think of it as knowing your buying power before you start house hunting.
Why is it important?

✅ Helps you understand your budget
✅ Shows sellers you’re serious
✅ Helps your Realtor know what homes to look for
✅ Identifies potential issues early

And you don’t have to be buying tomorrow to get educated about the process.
Thinking about buying a home? Message me. I’ll help you understand where you stand and what you can do to prepare. 📲
