Ahhh… Monday. 😐

That magical day when everyone else is wondering how they’re going to survive the week…

…and the home inspector is wondering what new and exciting way this house is going to try to kill me. 😂🏠

Coffee? ☑️
Flashlight? ☑️
Inspection tools? ☑️
Ladder? ☑️
Questionable life decisions? ☑️☑️☑️

You never really know what Monday has in store.

Maybe today’s house has:
🔌 A panel with 4 different brands of breakers playing electrical Jenga
🔥 A furnace that sounds like it’s trying to achieve liftoff
🚽 A toilet that moves more than the occupants
💧 A “minor leak” that has apparently been conducting a 10 year water experiment
🏚️ A crawlspace entrance designed specifically for someone 4’2”
🪵 A deck held together by approximately 17 screws and a prayer
🌬️ A dryer vent that decided the attic was the perfect place to retire

And then there’s always that one moment when you stare at something for 30 seconds and think…

“Surely somebody did not actually do this.”

Spoiler alert:
Somebody did. 😂

But that’s what makes this job interesting. Every house is different, every inspection has a surprise, and occasionally I get to discover something that makes the agent say:

“WHAT?!?”

⚡ Is 100-Amp Electrical Service Enough for Your Home?

A 100 amp electrical service isn’t automatically a problem but in today’s homes, it’s worth taking a closer look.

Older homes were often built with 60 or 100 amp services because electrical demands were much lower. Today, homes may have significantly more electrical loads, including:

🔌 Electric ranges
🚿 Electric water heaters
❄️ Heat pumps
🧺 Multiple high demand appliances
🔥 Electric heating

During a home inspection, I look at the electrical service and panel to determine whether there are visible concerns, signs of overloading, improper modifications, or other conditions that may warrant further evaluation.

A 100-amp service can work perfectly well for some homes, while others may benefit from an electrical load calculation and potentially an upgrade.

Buying an older home with a 100 amp service? Don’t automatically panic but don’t overlook it either. ⚡🏠

That’s one of the reasons a thorough home inspection matters.

🔥 Firewood + Your House = Not a Good Combination! 🪵🏠

Storing firewood directly against your home might seem convenient, but it can create several problems.

🪵 Wood destroying insects: Firewood can harbor termites, carpenter ants, and other pests that you don’t want making their way into your home.

💧 Moisture: Wood stacked against siding can trap moisture and prevent the area from properly drying, potentially contributing to rot, deterioration, and mold growth.

🏠 Damage to siding: Constant contact with firewood can damage siding and create an easy pathway for moisture and pests.

🔥 Fire safety: Keeping a large amount of combustible material directly against your home can also increase fire risk.

👉 A better option: Store firewood off the ground and away from the house, preferably under a cover that protects it from rain while still allowing good airflow.

It may seem like a small detail, but it’s one of those simple things that can help protect your home from pests, moisture, and unnecessary damage.

🔍 Modern Home Inspections now offers SEWER SCOPES! 🏠

A standard home inspection can tell us a lot about a home but it cannot see inside the buried sewer lateral line. That line runs from the house to the city connection or septic system, and problems can be expensive to repair.

A sewer scope uses a specialized camera to inspect the inside of the line and look for issues such as:

🔹 Cracks or breaks
🔹 Root intrusion 🌳
🔹 Blockages
🔹 Offset or separated joints
🔹 Deteriorated or damaged piping
🔹 Improper connections
🔹 Bellied or sagging sections

🏠 CHIMNEY FLASHING A SMALL DETAIL THAT MAKES A BIG DIFFERENCE! 🏠

Your chimney may look great from the ground, but one of the most important areas to check is the flashing where the chimney meets the roof. Proper flashing helps keep water from getting into the attic, roof structure, and walls.

🔎 What should properly installed chimney flashing look like?

✅ Step flashing should be installed along the sides of the chimney, with individual pieces integrated with the roofing material.

✅ Counterflashing should be installed into the chimney masonry and overlap the step flashing to help prevent water from getting behind the flashing.

✅ At the uphill side of the chimney, a properly installed cricket or saddle may be needed on larger chimneys to divert water around the chimney instead of allowing it to collect behind it.

✅ Flashing should be secure, properly overlapped, and free of significant gaps or damage.

⚠️ Watch out for excessive caulking or roofing cement! While sealants can be part of a proper flashing system, large amounts of sealant used as the primary method of keeping water out can be a sign of an improper or temporary repair.

💧 Why does it matter?
Failed chimney flashing can allow water to enter areas you can’t easily see, potentially leading to rotted roof sheathing, damaged framing, insulation problems, staining, and interior water damage.

During a home inspection, don’t just look at the chimney itself look at how the chimney and roof are connected. That transition is where proper installation really matters!

🚨 Dryer Vents Do NOT Belong in the Attic!

Did you know that venting your clothes dryer into the attic can create problems?

A dryer exhausts warm, moist air, lint, and other byproducts. When that air is discharged into the attic instead of properly vented to the exterior, it can lead to:

💧 Excess moisture increasing the potential for condensation, possible mold, and wood deterioration.

🔥 Increased fire risk lint buildup is combustible, and dryer vents should discharge safely outdoors.

❄️ Wintertime condensation warm, humid dryer air entering a cold attic can create significant moisture problems.

🏠 Attic insulation damage moisture can reduce the effectiveness of insulation and contribute to deterioration.

A dryer exhaust should be properly connected and terminated at the exterior of the home, using an appropriate vent system.

This is one of those issues that may not look like a major problem at first but what happens inside the attic can become a much bigger problem over time.

⚡ Know Your Electrical Panel Brand! 🏠

Did you know there are several different brands of electrical panels and breakers commonly found in homes?

Some of the brands you may encounter include Square D, Eaton, GE, Siemens, Murray, Challenger, Federal Pacific, Zinsco, and others.

🔎 During a home inspection, I’m looking at more than just whether the breakers are turned on. I’m checking for things such as:

• Proper breaker and panel compatibility
• Double-tapped breakers
• Loose or damaged wiring
• Signs of overheating or arcing
• Corrosion or moisture intrusion
• Missing knockouts and improper openings
• Improperly sized breakers
• Older or potentially problematic equipment

⚠️ Not all breakers are interchangeable! Using the wrong breaker for a panel can create a serious safety concern.
