When the attic access is located on the basement stairs😅… and there are NO stairs going up to the attic! 🤦‍♂️ Just a hole in the ceiling! 🤣

Apparently, the builder figured if you want to inspect the attic, you better bring your own ladder, a little courage, and a solid life insurance policy! 😂

🚨 Home Inspection Find: PEX Plumbing at a Gas Water Heater! 🚨

PEX plumbing is a popular choice in homes, but did you know it needs to be properly installed around a gas water heater? 🔥💧

PEX plumbing should not be installed too close to the exhaust vent or other heat sources unless the installation complies with the manufacturer’s requirements.

⚠️ Why does it matter?

* 🔥 Excessive heat can damage PEX tubing.
* 💧 Damaged plumbing can lead to leaks and water damage.
* 🏠 Improper clearances can create a preventable safety concern.

The important thing is to verify the required clearances and installation instructions for the specific water heater and plumbing materials.

It’s another great example of why a home inspection is about more than just checking whether everything works today. It’s about identifying potential problems before they become expensive repairs!

🔥 Cool find today that I probably wouldn’t have found without thermal imaging!

While inspecting a bathroom today, I noticed something pretty interesting through the thermal camera radiant floor heat! 🌡️

The thermal imaging clearly showed the heat pattern coming through the floor, revealing the heating system that wasn’t immediately obvious from a normal visual inspection.

This is one of the reasons I like having thermal imaging as another tool in my inspection toolbox. It can help reveal things that your eyes simply can’t see from hidden heating systems and moisture patterns to electrical hot spots and other potential concerns.

👀 Sometimes you have to look beyond what you can see!

That’s why thermal imaging is included when appropriate during my inspections no extra charge.

Sometimes a home inspection requires one ladder.

Sometimes it requires two ladders just to reach the top level of the roof. 😂

Because apparently, “it’s only one roof” doesn’t mean it’s all on the same level.

Today’s inspection reminder: gravity is real, roofs are steep, and some houses apparently come with their own climbing course. 🪜🪜

But if there’s a way to safely get a look at the upper roof level, attic, or those hard to reach areas, I’m going to do my best to get eyes on it.

🏠 Your HVAC filter called… it wants to breathe again. 😂

One of the easiest things homeowners can overlook is the HVAC air filter.

A filter packed with dust and debris can restrict airflow, making your heating and cooling system work harder than it needs to. That can mean reduced airflow, decreased efficiency, poor comfort, and added strain on the equipment.

🔎 During a home inspection, we check the filter and filter area for conditions that could affect the HVAC system.

And homeowners checking your filter regularly is one of the simplest pieces of home maintenance you can do!

🚨 Buying an older home? Don’t forget what’s UNDER the house! 🚨

One thing we commonly encounter in older homes is cast iron drain/sewer piping. While cast iron can last for decades, age, corrosion, shifting soil, tree roots, and deterioration can eventually cause problems inside the pipe that you simply can’t see from inside the home.

That’s where a sewer scope inspection comes in. 🔎

A sewer scope uses a specialized camera to travel through the sewer line from the home toward the city connection or septic system. It allows us to see conditions that a standard home inspection cannot, including:

🔹 Cracked or deteriorated cast iron
🔹 Corrosion and scaling inside the pipe
🔹 Tree root intrusion 🌳
🔹 Cracks, breaks, or separations
🔹 Bellies or low spots where water can collect
🔹 Blockages and buildup
🔹 Damaged or deteriorated sections of the lateral

💰 Why does this matter?

A sewer line repair or replacement can potentially cost thousands of dollars, especially when the line runs underneath a driveway, sidewalk, landscaping, or street.

And unfortunately, just because the drains are working today doesn’t mean the sewer line is in good condition.

A sewer scope is one of those inspections that can give you valuable information about a part of the home you normally can’t see.
