PENDING | GROUND-UP CONSTRUCTION 🏗️

Congratulations to our Mortgage Strategist Chanita “Nita” Hester (NITA Hester | Mortgage Broker) on successfully structuring this ground-up construction opportunity in Thomaston, Georgia.

The investors already owned the land and came to Nita with a clear objective: secure the capital needed to take the project from land to completed residence.

With one of the borrowers also serving as the GC/builder, this deal required more than simply finding financing. Nita worked through multiple lender options and helped navigate the construction budget, builder experience, entity documentation, reserves, appraisal, and draw structure to position the project properly.

This is only the beginning. The borrowers are looking to acquire four additional lots on the same street as they continue investing in the community.
