Here’s one of the biggest lessons I’ve learned in life: You can live by Ready, Aim, Fire—or Fire, Aim, Ready.

In my experience, the people who fire first, adjust their aim and figure things out along the way become multimillionaires.

Those who wait until every “I” is dotted, every “T” is crossed and everything is guaranteed often stay stuck earning $50,000, $60,000 or $70,000 a year.

You can work for a boss for decades, receive small annual raises and eventually reach your 60s earning more than the company wants to pay.

Then they replace you with someone younger who will do the job for less.

That’s the reality.

What is the alternative?

✅ Plan and prepare for your financial future.

🏠 Buy one rental property, put a 15-year mortgage on it and hold it for 15 years.

A $200,000 house that rents for $2,000 per month today will be worth $400,000 in 15 years and could rent for $4,000 per month.

At that point, the mortgage will be paid off and you will own the property free and clear. That $4,000 per month becomes income for life, while rising rents help protect you against inflation.

Now imagine buying that same house for $110,000 from a motivated seller using a private lender.

🔨 Spend $20,000 making it rent-ready.
🔑 Place a tenant.
🏦 Refinance the private lender loan into a
conventional mortgage.

The refinance pays back the lender and covers the purchase, repairs, fees and closing costs.

You now own a rental property with none of your own money in the deal.

♻️ Repeat this strategy, and you can keep buying rentals while building cash flow, equity and long-term wealth.

This is the Buy, Repair, Rent and Refinance strategy. It helped make me a millionaire, and many of my students have used it to become millionaires too.

Be Like a Rhinoceros and Wait for the Money

Position yourself before the foreclosure wave hits by being prepared!

You Can Buy Houses For $100,000 in Florida Today!

When Sellers say “I’m walking away from this house.” That is the opportunity that we are seeing - and we are seeing it now.

You guys are sitting in a circumstance and opportunity where, if you’re primed and positioned correctly, you’ll be able to walk up to these people and buy—not 1950s or 1960s houses, but homes built after 2000 or even 2010.

You can say, “Bro, I see you want to sell this house. You’ve been trying to sell for a year. How about I give you $10,000 and take over your payments?” You’ll buy nice, good-quality homes with good plumbing, where you don’t have to worry about cast-iron pipes rotting in the ground. This is the play. This is the opportunity.

You can buy houses around the $100,000 price point today in Florida. They just might not be in Boca or Miami. But if that’s what you’re seeing on the MLS, imagine what you would see if you were mailing postcards or had a website like WeBuyHousesInLakeland.com. You would be cleaning up.

But you have to position yourself today and be like a rhinoceros. Say, “I’m going to build a website. It’s going to take time and money. It won’t get me leads today or next month. But if we go into another foreclosure crisis, I’ll be positioned to sit there and receive.”

That’s the funny thing about money. If you chase it, it looks back, sees it’s a race and runs farther away. That’s not how you make money. You make money by sitting back and waiting for the money to come to you.

That’s what I mean by positioning yourself. Create the vision: “I’m going to be a landlord. I’m going to buy Section 8 rentals. I’m going to use the buy, repair, rent and refinance strategy. I’m going to do it in Lakeland because of X, Y and Z, like Federico.”

Now I’m positioned. The vision is to have 10 Section 8 rentals. They’re going to double in value, the tenants will pay them off, the rents will double and I’m going to go chill.

So now that you have your goal and your vision of finding 10 houses and you know your target market? How do you find and buy these houses below market using the BRRR Method?
