Historically speaking, we're still below the 50-year average of 7.70%. Buyers waiting for rates to "crash" back to 3% may be waiting on a moment that was the exception, not the norm.
Here's the thing about waiting: rates aren't the only number that moves. Home prices tend to keep climbing, and every year you wait is a year of equity you're not building. If the right home is out there now, the math often works out better than sitting on the sidelines.
And remember you marry the house, but you date the rate. If rates drop later, you refinance. You can't go back and buy today's price at yesterday's date.
