🏡 These clients just closed on their forever home! This was such a special transaction, Chuck and Vickie had been in their home in Boise for 47 years! Needless to say they had a mountain of memories in this home, but they were ready for a change! They wanted to move over an hour away to Fruitland in order to be closer to family and settle into a little slower pace of life. The challenges became apparent when hit the MLS and saw only 25-30 homes for sale. Additionally we had the dilemma of what order to handle the purchase of a new home and the sale of their current one. With some guidance from one of our lenders, they were able to take a loan out, pay cash for the new home in Fruitland before listing and selling their Boise home. This gave them peace of mind and a little relief from the pressure of their move. All in all I have to say this was an amazing transaction and I am certainly grateful to have had the privilege of being their trusted real estate advisor.

🤔Can’t decide what my favorite part of this house is! Is it the over-sized walk-in shower? Is it the generous 9ft ceilings throughout the basement? So excited for our clients and first time home buyers Jared and Ashley! We were able to get our offer accepted over the weekend, beating out multiple offers including two ALL CASH offers.
I hope this can serve as a beacon of hope to some of you potential home buyers seeing this. You can win in this market, you can be competitive without having to have Pablo Escobar piles of cash. But if you want to be successful in this market, your representation is critical. In this instance, it was the undeniably tenacious efforts of relentlessly finding potential homes, and then hammering out details, crunching numbers and staying in constant contact with all parties. It was my willingness to go hard on the negotiating, and writing an offer with speed and accuracy while also incorporating details that would be appealing to the seller. It was spending her Saturday afternoon reviewing the contracts with a fine tooth comb. It was our clients being ON IT with response times and signings because they had a clear understanding of the process before we ever placed an offer.

Not everyone should buy a house. It's true. And while I admit I LOVE selling homes, what I love even more is helping clients achieve clarity on the choice that's right for them. ⁣

And sometimes, the choice to rent IS the smartest one. ⁣

So you can see what I mean, here are a few scenarios when I’ve encouraged would-be buyers to sit tight, keep renting, and press pause on buying (at least for a little while):
If they're contemplating a major life change: career change, going back to school, marriage, or divorce.⁣
If they're working to build up their credit and pay down some pesky debt.⁣
If they have a tendency to get antsy after living somewhere for a year or two.⁣
If they can’t seem to settle on what they want. It changes week to week.⁣
If they really like the predictability of renting: no maintenance costs, no property taxes, no down payment funds.⁣

The freeing news is there's no right or wrong. It's just a matter of discerning what's right for right now.
