In Boise, 30-year rates were around 6.78% this week, but your actual rate depends on your lender, credit, down payment, loan type, and more.

That’s why I always tell my clients: don’t make a real estate decision based on one number.

When you're buying a home in the Treasure Valley, it's easy to focus on the asking price.

But your actual monthly cost can look very different once you factor in:

• Property taxes
• Homeowners insurance
• HOA fees
• Interest rate
• Utilities
• Maintenance costs

A $450,000 home with lower ongoing costs could potentially be a better financial fit than a $425,000 home with higher monthly expenses.

The lesson: Don't shop based on price alone. Shop based on the total cost of owning the home.

That's one reason having a local real estate professional who understands Treasure Valley neighborhoods and the numbers behind the purchase matters.
