But she was a perfect candidate for an asset depletion loan.

Here's how it works: instead of using income to qualify, we calculate a hypothetical monthly income based on your assets, essentially spreading them across your remaining life expectancy. That calculated amount becomes your qualifying income.

For someone with real wealth but no traditional paycheck (a retiree, a surviving spouse, someone who sold a business) this program can be the difference between owning and being told no.

It's one of the programs I love most because it helps people who have done everything right but just don't fit the traditional lending box.
