📊 MAY HOT SHEET | 1-Week Market Snapshot ( I added Feb in the comments so you can see the difference, this is supposed to be the busy season).

This past week our market saw:

🏡 286 New Listings
✅ 197 Closed Sales
📝 175 Under Contract
🔄 64 Back on Market
💰 412 Price Changes
🚫 131 Off Market (Cancelled, Expired, or Withdrawn)

One number really jumped out at me...

✏️ 663 TEXT CHANGES

For those outside the real estate world, a "text change" means an agent edited something in the MLS listing. It could be:
• Updating the description
• Correcting information
• Adding incentives
• Mentioning price improvements
• Updating financing options
• Adding or changing features
• Revising showing instructions
• Updating remarks after feedback

But 663 changes in a single week seems like a lot.

So I'm curious...

👉 If you're an agent, what are you seeing most often?
👉 Are sellers requesting more changes because homes are sitting longer?
👉 Are agents adjusting marketing and descriptions to attract buyers?
👉 Or is there another trend driving these updates?

The 412 price changes tell me many sellers are adapting to the market. The 663 text changes suggest agents may be working just as hard on the marketing side.

The market is warming up right along with the weather. ☀️

Closings jumped from 130 to 168, and homes going under contract increased by nearly 40%! Price changes are slowing down, which tells us sellers are starting to price closer to where buyers are actually buying.

Spring momentum is building early this year. If you’ve been thinking about selling, this is exactly the window when serious buyers start moving. If you’re buying, competition is picking up. Timing matters.
