This past week our market saw:

๐Ÿ“ 175 Under Contract
๐Ÿ”„ 64 Back on Market
๐Ÿ’ฐ 412 Price Changes
๐Ÿšซ 131 Off Market (Cancelled, Expired, or Withdrawn)

One number really jumped out at me...

โœ๏ธ 663 TEXT CHANGES

For those outside the real estate world, a "text change" means an agent edited something in the MLS listing. It could be:
โ€ข Updating the description
โ€ข Correcting information
โ€ข Adding incentives
โ€ข Mentioning price improvements
โ€ข Updating financing options
โ€ข Adding or changing features
โ€ข Revising showing instructions
โ€ข Updating remarks after feedback

But 663 changes in a single week seems like a lot.

So I'm curious...

๐Ÿ‘‰ If you're an agent, what are you seeing most often?
๐Ÿ‘‰ Are sellers requesting more changes because homes are sitting longer?
๐Ÿ‘‰ Are agents adjusting marketing and descriptions to attract buyers?
๐Ÿ‘‰ Or is there another trend driving these updates?

The 412 price changes tell me many sellers are adapting to the market. The 663 text changes suggest agents may be working just as hard on the marketing side.

Closings jumped from 130 to 168, and homes going under contract increased by nearly 40%! Price changes are slowing down, which tells us sellers are starting to price closer to where buyers are actually buying.
