I’m with my buddy again. And just finished showing a condo in Bellevue. If you’ve been on the fence about this segment, worth a conversation.

Stunning 2-story layout with incredible vertical flow. Serious question though: do I list this as a bonus room, or do I need to find a buyer who is part mountain goat? 🧗‍♂️🐐

89% of Bellevue’s workers live somewhere else. That number explains more about Eastside home values than anything you’ll read in a market report.

Developers in Washington stopped building affordable condos about a decade ago. Not because there wasn't demand, but because the liability exposure made the math not work. The state just fixed that with HB 2304, signed in March 2026, building on SB 5258 from 2023. Quick take on what changed and what it means for ownership inventory on the Eastside.

If you own property on the Eastside, or you've got a kid trying to break into one of these neighborhoods, the rules just got more interesting.

Cities across the Eastside quietly changed what's allowed on a standard residential lot. Most homeowners still haven't heard.

This month's Site Lines breaks down what changed, which cities, and what it means for your specific address.

Worth a read:

A city law passed in Bothell a year ago. Kirkland and Kenmore are following. Here's what's now allowed on a standard Eastside residential lot and what it means for owners and buyers.

The buy-vs-rent math got brutal between 2020 and 2025. What the national data doesn’t capture is what’s been happening at the policy level here in Washington.

New state laws are requiring cities to allow more housing types, remove parking minimums, and make it easier to build on lots that have been sitting underused for years. Cities on the Eastside are already enacting these changes. It won’t close the gap overnight, but the direction is right.

If you’re trying to make sense of what this means for something you own or a move you’re considering, I’m happy to talk through it. And if someone you know is navigating this, feel free to send them my way. No strings attached.
