July 2026 News Boulder County

​It’s the height of summer as we look at what's shaping the local housing market this month. Boulder County's housing market showed contrasting trends across property types this period. Single-family homes held firm, with median prices up 2.3% to $920,000 and average prices ticking up slightly to $1,192,805, even as active listings dipped 3.6% to 911 and homes spent a bit longer on the market at 67 days. Notably, the percentage of homes under contract jumped 8.7%, signaling steady buyer demand despite tighter inventory.

Attached dwellings told a different story, with median prices falling 7.6% to $485,000 and average prices down 8.8% to $548,574—even as active listings grew 8.3% to 472 and inventory expanded 21.4%. Homes in this category also lingered longer, averaging 85 days on market, though the 11.8% rise in homes under contract suggests buyers are still finding value in this more affordable segment.
