When talking about the duties that a Real Estate Agent should provide they are all pretty much the same. They are: Obedience, Loyalty, Disclosure, Confidentiality ,Accounting, and Reasonable Care
With the same duties owed why would commission between agents be vastly different? Different agents provide different marketing plans, some agents may stage a home. Another service could be professional photography. If the realtor is working on their own or if they are on a team, you might see a difference in commission. In these cases, it is justified. Make sure the person you choose can speak to the "Why?" behind their commission.
If you are presented with a commission rate that seems high, start asking questions. Interview more than one agent.
If an agent says "Don't worry about the rate, we will get the other party to pay it". That is not a sure thing, when you sign a contract it says at the end of the day you are responsible.
