Case Study - Part 3: Before we even listed this condo, I told my seller: “There’s a smell in here, and it needs to go before buyers walk through.”

We aired it out. Not enough. Turns out other units in the building had smokers too — a problem we couldn’t fully control.

Showings kept coming. Offers didn’t.

My rule: if a property hasn’t gone under contract in 10-14 days, something’s wrong. This one blew past that — and the feedback kept circling back to the same issue.

We held at price for a month. Finally adjusted. Showings picked back up, first offer landed at $300K, and we negotiated up to $315K to close the deal.

72 days on market. No concessions. Deal done.

Buyers don’t always tell you what’s wrong with your listing. Sometimes they just... stop showing up with offers. 👃
