Wow. It's hard to believe that it's been a little over a year since I became a Florida real estate agent and REALTOR®, and since Charles Rutenberg Realty welcomed me aboard.

Many of you know that in early 2025 I took what felt like a very scary leap of faith. After more than a decade as an air traffic controller, I stepped away from a career I had known for years to pursue a different path. Real estate is where I landed (no pun intended).

One of my first goals was to earn my real estate license. Anyone who has taken the Florida licensing exam knows it is no small undertaking. After dedicating a month to studying, I was blessed to pass on my first attempt.

Looking back on this first year, I am incredibly grateful. I've had the privilege of serving wonderful clients, helping families buy and sell homes, taking on multiple listings, and successfully closing transactions, with more currently in the works.

Today was a special milestone in that journey. I was honored to be presented with my Graduate, REALTOR® Institute (GRI) designation certificate at the REALTOR® Association of Sarasota and Manatee (RASM).

The GRI designation represents an ongoing commitment to professionalism, education, ethics, and providing the highest level of service to clients. Earning it required completing six intensive courses totaling nearly 100 hours of advanced real estate education. It was a goal I set for myself during my first year in the business, and I am thankful to have achieved it.

What I've learned over the past year is that real estate is far more complex than most people realize. Every transaction presents unique challenges, every client has different goals, and every day offers an opportunity to learn something new.

In many ways, the more I learn, the more I realize how much I still have to learn. That realization keeps me humble and reminds me that growth is a lifelong process.

Thank you to everyone who has trusted me, encouraged me, referred me, answered my questions, supported my business, or simply followed along on this journey. I truly appreciate each and every one of you.

I'm excited to continue learning, growing, and serving my clients to the very best of my ability. Here's to the next chapter and the adventures that lie ahead.

My Tacoma was put to work today! 🚚🌿

Being a REALTOR® sometimes means doing a lot more than listing and showing homes. Today, I busted out the gardening gloves and pruning shears and spent part of the day working alongside a local lawn and landscape professional to help bring a vision to life and spruce up one of my customer's yards.

I’m pleased to announce that I’ve officially earned my Certified Waterfront Specialist (CWS) designation! 🌊🏡

This certification required:
✔️ 7.5 hours of in-class waterfront real estate education
✔️ Passing a written exam
✔️ Completion of 2 qualifying waterfront transactions

The course covered many of the unique aspects of waterfront property ownership and sales, including:
• Seawalls & docks
• Flood insurance
• Riparian rights & water use rights
• Waterfront surveys
• Coastal construction & permitting
• FEMA map revisions
• Water depths, bridge heights, tides, and more

One of the most fascinating parts to me was learning about seawalls. I honestly never realized how much engineering and infrastructure can exist within some seawall systems — it’s far more than just concrete! There’s an incredible amount of planning, environmental consideration, and permitting involved with waterfront properties.

🏡 A lot of buyers I’ve met at recent open houses are waiting for mortgage rates to come down before making a move. But according to recent Federal Reserve meeting minutes, there may be longer-term uncertainty surrounding where rates are headed.

The reality is — no one can perfectly predict the market. Rates could come down… but they could also stay elevated longer than expected. Meanwhile, home prices, competition, and inventory can all shift while buyers wait.

One important thing to remember: if rates improve in the future, refinancing is always an option. Waiting for the “perfect” market timing can sometimes mean missing the right home altogether.

The best strategy is having a plan that fits your financial goals and long-term lifestyle — not trying to perfectly time the market. 🔑
