“The study found that if the rent control ballot measure becomes law, the median single-family home in Massachusetts would see an average annual property tax increase of $312 while predicting a 5.9% increase in residential property tax rates across the Commonwealth.” - The Boston Herald

As residents weigh bringing back the failed policy of rent control, they deserve to understand the potential impacts.

The study from the Fiscal Alliance Foundation, conducted by national tax policy expert Jared Walczak, warns that rent control could place additional pressure on local tax bases as communities adjust to reduced property values and constrained housing markets.

Massachusetts families are already dealing with rising costs. Policies that discourage homeownership while increasing costs for residents risk making the state’s affordability challenges even worse.

If Massachusetts wants to make housing more affordable, the focus should be on removing barriers to homeownership. Not higher taxes.
