There are several upfront costs to budget for when buying a home, and earnest money is one you’ll want to understand.

💰 What is earnest money?
Earnest money is a good-faith deposit you make when your offer is accepted. It shows the seller that you’re serious about moving forward with the purchase.

📌 How much is it?
It can vary depending on the transaction and market, but it’s often around 1%–2% of the purchase price.

🔐 Where does the money go?
Your earnest money is typically placed into an escrow account, where it is held securely while you work toward closing.

And here’s the part many buyers don’t realize:

Earnest money is generally not an additional cost on top of your purchase price. If the transaction closes, it is typically credited toward your closing costs or down payment.
