A home that's been on the market for a while isn't automatically a home you should cross off your list.

Sometimes it's price. Sometimes it's timing. Sometimes the right buyer simply hasn't walked through the door yet.

And in Western North Carolina, properties can be particularly difficult to compare. Acreage, views, access, location, condition, community amenities and even the character of the land can make two homes at the same price point very different purchases.

So when I see higher days on market, I don't immediately see a red flag.

I see a reason to ask more questions.

And occasionally, that's where an opportunity begins.

Sometimes finding home starts with finding the land.

Building in Western North Carolina gives you the opportunity to think differently about what home looks like. The view you want to wake up to. The trees you want to keep. The space you need. The way your home sits within the mountains instead of simply on a lot.

But mountain land comes with its own considerations, too. Access, topography, utilities, septic, water, restrictions and buildability can all shape what's possible.

That's why finding the right piece of land is about more than loving the view.

If you're getting ready to sell and wondering where to put a little time and money first, start outside.

Not necessarily with a major landscaping project.

Trim what's overgrown. Clear the driveway and walkways. Pressure wash where needed. Freshen the entrance. Take care of the small maintenance items you've stopped noticing because you see them every day.

In the mountains, I'd add one more thing to that list: pay attention to the approach.

Buyers are noticing the road, driveway, parking, steps, grade, and how it feels to arrive at the property.

You don't need to make everything new. You want the first impression to say, this home has been cared for.

FOUR homes under contract at once.

That means four different stories, four sets of details to manage, and a whole lot happening behind the scenes.

It's a busy season, and I'm grateful for it.

Real estate is never just about getting a property under contract. It's answering the questions, solving the problems, keeping things moving, communicating through every turn, and making sure my clients feel taken care of all the way to closing.
