What’s happening in our local housing market? Here’s a simple breakdown! 👇

📈 Home Prices: The average price of homes currently for sale is up about 7.5% compared to September 2025. However, the average sold price is down slightly, showing that asking prices and what buyers actually pay can be different.

🏠 More Homes on the Market: There are 6.8% more active listings than this time last year, giving buyers more homes to choose from!

🔑 More Homes Selling: A total of 716 homes sold in September, up slightly from 712 last year. Year-to-date sales are also up 5.4%!

⏳ Homes Are Taking Longer to Sell: The average time a home spends on the market is now 103 days, compared to 96 days last September. Pricing your home correctly is still important!

💰 What Does This Mean for You?
✅ Buyers: More homes to choose from may mean more opportunities to find the right fit.

What’s actually happening in the housing market? Let’s break down the numbers without all the real estate jargon! 👇

📈 More homes are selling:
811 homes sold in July that’s up 7% from July 2025!

💰 Home prices are still rising:
The median sale price was $289,000, up 1.4% from last year.

🏡 More homes are available:
There are about 2.5% more active listings than this time last year, giving buyers a few more options.

📋 New listings are up:
1,078 new homes hit the market in July that’s a 3.6% increase from last year.

💡 So what does this mean?

For buyers, there are more options and a little more breathing room.

For sellers, homes are still selling and values are continuing to rise, but pricing your home correctly matters more than ever!

Overall, the market is active, prices are holding strong, and we’re seeing a little more balance between buyers and sellers.
