That “trendy upgrade” might be doing the opposite of what you want.

Some renovations feel exciting…

but in Denver and Boulder, they can actually shrink your buyer pool and lower what people are willing to pay.

Here are the repeat offenders:

Pools

They’re expensive to install and maintain, and a lot of buyers see them as “more work.”

Turning a bedroom into an office

Buyers still shop by bedroom count. Losing one can hurt more than the office helps.

Going too custom in the kitchen

A full gut job doesn’t always pay you back. Clean, simple upgrades usually win.

Sunrooms

They often don’t count like real square footage, so you may not get “credit” for the cost.

Bold paint and loud wallpaper

Buyers mentally subtract repainting the second they see it.

Covering hardwood with carpet

St. Vrain State Park is always our 1st camping spot of the season 🎣

Our annual “let’s see what we forgot to fix and bring before the real camping trips begin” weekend 😂

Time to dewinterize the camper, figure out what button Dave forgot, dust off the fishing poles and slow life down a bit.

This trip came with a LOT of rain… we made the best of it ☔️😂Card games, comfort food, naps, reading, snacks, more snacks.

Rex stayed busy bird watching, bunny hunting and acting like campground security patrol while we squeezed in bike rides, fishing, walks and fresh Colorado air between rain showers.

Here’s to campfires, muddy shoes, fishing poles and making memories.

🛏 Turning a bedroom into something else
