The street I drive at night before you ever see the house. The comparable sales from the last 30 days that tell me exactly what to offer. The offer structure that makes a seller choose you over someone who bid more. The inspection item that becomes the negotiation. The closing timeline that I'm tracking so Friday actually happens.

None of this shows up in the listing. None of it is visible on closing day. It's just the work that happens in between — the part that determines whether the whole thing goes smoothly or falls apart at the worst possible moment.

You will learn things about yourself you didn't know. Things about your partner you didn't need to know. Things about load bearing walls that will keep you up at night.

You will eat takeout for so long you'll have a loyalty card to three different places. You will make decisions about tile at 11pm that feel enormous and irrelevant at the same time. You will say "we're almost done" to everyone you know for six consecutive months.
And then one day it will be done.
And it will be exactly what you pictured. Better actually. Because you lived through the version that wasn't finished and now you know what finished feels like.
The fixer upper is always worth it.
The timeline is never what they tell you.

Most people think rejection means moving on. I think it means paying closer attention.

Because losing on price and losing on strategy are two completely different problems. The home that just said no told me exactly what my client wants and exactly what we need to do differently. I'm not walking away from that information.

A rejection is not a dead end. It's the most useful thing that's happened to our search all week.

Not because it's easy. Because it means everything before that moment went exactly right.
The conversation where I actually listened to what they wanted instead of what I assumed they meant. The listings I didn't send because they were close but not right. The showing I scheduled on a Wednesday morning before anyone else had seen it. The drive down the street before they arrived so I already knew what I was walking them into.

When someone walks into a home and knows — immediately, completely, without needing to think about it — that's not luck.
That's what happens when the work before the showing is done properly.

"Write the offer" is the best sentence in real estate.
Getting someone to that sentence is the whole job.

4.4 months of supply on the market right now. Days on market getting longer. Income growing faster than home prices. Rates lower than this time last year.
