๐Ÿก 708 Walker Rd | Bunnlevel, NC

Newer home. No HOA. Nearly half an acre. Room to breathe. ๐ŸŒฟ

This one has such a pretty, practical setup for buyers who want the newer-home feel without the tight-neighborhood feel.

โœจ 4 bedrooms + bonus room/play room with closet
๐Ÿ› 3 full bathrooms
๐Ÿšช Downstairs bedroom + full bath
๐Ÿšซ No HOA
๐ŸŒฟ Nearly half an acre
๐Ÿ”ฅ Updated accent fireplace wall
๐Ÿ‘— Custom closet
๐ŸŒณ Open backyard
๐Ÿ“ Central location with a true country feel

The downstairs bedroom and full bathroom give this layout so many real-life options: guest space, home office, hobby room, extended stay setup, or just more flexibility day to day.

The open backyard gives the next owner space to imagine outdoor living, pets, play space, garden beds, or future fencing, subject to applicable rules and restrictions.

Question for buyers: would you rather have a little more land and no HOA, or do you prefer a tighter subdivision setting?

If you want details or would like to schedule a showing, text me.

๐ŸŒฟ Newer Home. No HOA. More Room to Live.

There is something special about a home that gives you space to breathe without feeling far away from everything you need.

708 Walker Rd in Bunnlevel brings together a combination buyers are asking for right now but do not always find in one place:

โœจ Like-new feel
๐Ÿšซ No HOA
๐ŸŒฟ Nearly half an acre
๐Ÿ›๏ธ 4 bedrooms with Bonus/Play Room
๐Ÿ› 3 full bathrooms
๐Ÿšช Downstairs bedroom + full bath
๐Ÿ”ฅ Updated accent fireplace wall
๐Ÿ‘— Custom closet
๐ŸŒณ Open backyard
๐Ÿ“ Central location with a true country feel

This Ben Stout Fawnbrook floor plan was designed for real life, not just pretty photos.

The downstairs bedroom and full bathroom give the layout options. Guest space, home office, hobby room, extended stays, or simply a little more flexibility for everyday living.

The living room has already been elevated with a beautiful accent fireplace wall that gives the home a warm custom focal point.

And the backyard? That is where the next owner gets to dream a little. Outdoor seating, play space, pets, garden beds, a fire pit area, or future fencing may all be possibilities, subject to applicable rules and restrictions.

So here is the real question:

Are you looking for newer construction, but tired of feeling boxed into tiny lots and tight neighborhood rules?

Would no HOA and nearly half an acre make a difference for how you want to live?

Would a downstairs bedroom and full bath make life more flexible for you?

If this sounds like the kind of home you have been hoping to find, send me a text and I will get you the details or help schedule a showing.

Mondays I usually need to spend a little more time at my desk, which inlcudes some social media marketing. Today I heard of the "big deal" buyout, or merger. To be honest, I haven't read the full article yet , so I am not going to pretend I know all the details. ๐Ÿ™‚

But it did make me think.

Real estate marketing is changing so much, and technology is definitely part of it. I use technology too. Sometimes I have had to use ChatGPT just to figure out how to get one system to talk to another one or figure out the best way to organize my to dos or make some posts.

But I still believe there is something very valuable about a strong local foundation. The hype isn't justified

There is a difference between having tools and having a standard, being online and being available. There is also a difference between having systems and having systems that actually help people FEEL less overwhelmed.

And honestly, in my personal opinion is that not all growth is healthy growth.

Growth built on the wrong foundation can become confusing, disconnected, and harder for people to trust. But growth built on the right foundation can create better service, clearer communication, stronger systems, and a more steady experience for everyone involved.

Buying, selling, renting, and managing property and selling homes can include a lot of multi-tasking. There are forms, timelines, inspections, lenders, attorneys, emotions, questions, and plenty of things people do not always know to ask about.

That is why I believe the future of real estate still needs clarity, care, accountability, and real people who are willing to slow things down enough to help others understand the process. Anyone can have an online business now days, how do you know who to trust?

Technology should help us serve people better.
It should not replace the relationship.

So while the marketing in our industry keeps changing, I am paying attention, but I am not chasing every news story about the rights and wrongs of other companies.

I just look forward to the foundation I am blessed to be building and the kind of business that I would like to be steady, local, helpful, and trustworthy for the people it serves.

And honestly, I believe the future can still be very bright when we use the tools we have without losing the care people need. ๐Ÿ˜Š

๐Ÿ‘œFAMILY AND BUSINESS๐Ÿซถ

Family First, Then the Work Gets Done

When people talk about morning routines, especially in business, the conversation usually turns to productivity.

Wake up early. Make the calls. Post the content. Follow the system. Stay consistent.

And all of that matters.

But my initial thought is my family.

Not because work is unimportant. Work matters, for sure. Responsibility matters. Showing up matters. But being your own boss should not mean becoming owned by your business and not having time for the most important things.

There is a difference between building a business and letting a business build walls around your life. This has been the struggle for me, but through the struggle I have learned that what is most important isn't my hustle and performance but showing up and filling in the gap. So many are overloaded, need encouragement or some advice on ways to move forward.

A strong routine should help to become more steady, not more unavailable. It should help us to lead better, love better, think clearer, and serve from a healthier place. The goal should not simply be to check more boxes before noon. The goal should be to remember what all the boxes are for.

Before the calls, contracts, appointments, posts, deadlines, and decisions, there are people in our lives who need the softer version of us. Not just the productive version. Not just the problem-solver. Not just the one who gets things done. This was a harder lesson.

They need our presence.

So consistency, to me, is not just asking, โ€œHow did I show up for work today?โ€

It is also asking:

Did I show up in peace?

Did I make room for my family?

Did I keep my word?

Did I protect my priorities and the priorities I am responsible for, for others?

Did I build a life, not just a business?

Work can sharpen you. It can teach discipline, resilience, patience, and strength. But if we are not careful, it can also harden us. It can train us to treat interruptions like burdens, rest like weakness, and family like something we will get back to later.

I do not want a routine that makes me cold.

I want a routine that makes me steady.

Family first. Faith first. Then the work gets done from the right place.

If this resonates with you and your vision for your business, let's connect, sometimes small steps can grow to be large fruit and I'm ready to connect with other like minded professionals in our industry.
