The California Association of Realtors® (C.A.R.) released the numbers for January 2026 home sales this week.

Here's what happened for us in LA County (and the entire state) in January. The numbers were consistent statewide versus LA County with longer days on market, more homes available compared to the previous month and lower median sales prices both MTM & YTY.

We will need to see how the next few months unfold as this could be because of the holiday season, economic forces out there... or both (or something else). Seems though that things have picked up in February, so it'll be interesting to see where things land in next month's report.

Supply versus demand is still low favoring sellers but it seems buyers have a bit more opportunity than they’ve had in recent years.
