We went under contract on August 21st, as I posted prior within hours of our offer.

Today, 14, FOURTEEN days later we closed! 🔥 🔥 keys exchanged and all parties are happy and no the house was not vacant. Bananas right?

This is all compliments to every party involved! The incredible listing agent @ Danielle Nielsen-Regnier, the seller who knew exactly what he wanted and was on top of it, and my 10/10 past clients who also knew exactly what they wanted and went for it! This is the quickest turnaround I have ever had in my Realtor Career. It deserved some recognition. 🥇 👏 👏 👏

I may be enjoying some Northwoods air at my cabin with my family but still closing deals back home. 🏡 🔑 ❤️ 💯

Here is what the research consistently shows. Buyers respond to clean neutrals that feel warm, not cold. They are put off by loud accent colors, even ones that are trendy right now. And nothing kills curb appeal faster than a faded front door. 🚪

If you are planning to sell in the next 6 to 12 months, this is the summer to repaint the front door, touch up trim, and neutralize any bold wall colors inside. A weekend of paint can add thousands to your final sale price! 💰

✨ If you own a home and have a patio, deck, or pergola, the single easiest upgrade you can make this summer is outdoor lighting!

Good string lights, mounted properly, completely transform a backyard. They make small spaces feel bigger. They extend the hours you actually use the space. They photograph beautifully, which matters if you ever plan to sell. And they cost less than a decent patio chair. 💡

A few tips before you buy: Get commercial grade, not seasonal. The cheap ones die in one summer. Plan your mounting points before you buy (trees, poles, eaves). Use bulbs rated for outdoor use. Put them on a smart plug so they come on automatically at dusk. 🌅
