March picked up momentum… in a big way.

✔️ Pending sales jumped +47.4%
✔️ Closed sales surged +60%
✔️ Median price climbed to $532,500 (+12.7%)
✔️ New listings dipped slightly (-10%)
✔️ Inventory doubled (+100%) to 1.9 months
✔️ Days on market dropped to 40 days

So what’s really happening?

Buyers are back—and they’re moving.
Homes are selling faster than they were just a month ago.
And prices? They didn’t just hold… they pushed higher.

👉 Year-to-date tells the bigger story:
• Closed sales +50%
• Median price +9.9%

That’s not a soft market… that’s momentum.

Bottom line:
The “balancing” we saw in February?
March leaned right back into seller strength.

Caledonia, MI – Market Update – February 2026 👀

February brought more movement… and a little more patience.

✔️ New listings surged +150%
✔️ Pending sales jumped +80%
✔️ Closed sales dipped -18%
✔️ Median price came in at $435,000 (-7.4%)
✔️ Days on market climbed to 118 days
✔️ Inventory more than doubled (+120%) — now at 2.3 months

So what’s really going on here?

More homes are hitting the market — finally.
Buyers are still active — but they’re taking their time.
And homes? They’re not flying off the shelf like they were last year.

Here’s the kicker though…
👉 Year-to-date median price is actually UP 7.3%

So while February feels like a slowdown, values are still holding (and even growing) when you zoom out.

Bottom line:
The market is balancing out.

✔️ Buyers have more options
✔️ Sellers have more competition
✔️ And strategy? Yep… still everything.

We’re sitting right around that 2.3 months of inventory — still seller-leaning, just not the wild west anymore.

Caledonia, MI – Market Update – January 2026 👀

January hit the brakes… just a bit, which is totally common and hey, how about that weather we had?

✔️ New listings were up 38.5%
✔️ Closed sales jumped 160% (yes, you read that right)
✔️ Inventory nearly doubled (+82.6%)
✔️ Median price adjusted down 8.7% to $525,000
✔️ Homes averaged 66 days on market (up from 10 last year)
✔️ Inventory now sits at 2.3 months

What does that mean?

More options for buyers.
More competition for sellers.
And pricing strategy? It matters...more than ever.

We’re still in a seller-leaning market at 2.3 months of inventory — but we are no longer in the “blink and it’s gone” frenzy we saw last year.

Caledonia, MI – Market Update – December 2025 👀

December surprised us.

✔️ Single-family closed sales were up 127%
✔️ New listings were down nearly 30%
✔️ Homes still sold at ~100% of list price
✔️ The average sales price jumped 8.6%
✔️ Inventory remains tight at 2.3 months

Even with fewer homes hitting the market, buyers stayed active — and decisive.
