🏡 Caledonia, MI Market Update — June 2026

Buyer activity surged in June—and homes sold faster.

✔️ Pending sales jumped 43.5%
✔️ Closed sales increased 28%
✔️ Median sales price reached $485,750, up 8%
✔️ Homes sold in an average of 28 days, 20% faster than last June
(All figures compare June 2026 with June 2025)

Caledonia also had 31 new listings come to market—up 10.7% from June 2025. But with pending sales rising considerably faster than new listings, buyers were clearly ready to make their move.

Looking at the broader picture, year to date through June:

✔️ Closed sales are up 35.6%
✔️ Median sales price is up 11.4%
✔️ Average market time increased from 36 to 51 days

The takeaway? Buyer demand remains strong, but not every home is selling instantly. Proper pricing, presentation and marketing still matter—perhaps more than ever.

Caledonia, MI – Market Update – May 2026 👀

May brought more options to the market… but prices didn’t exactly get the memo to calm down.

✔️ New listings jumped +62.1%
✔️ Inventory increased +69.4%
✔️ Months of supply rose to 3.1 months
✔️ Closed sales were up +15.8%
✔️ Median sales price climbed to $538,625
✔️ Homes sold for 100.2% of list price
✔️ Days on market increased to 36 days

So what’s really happening?

Buyers have more choices than they did last year — which is good news if you’ve been feeling like every house comes with a starting pistol and five competing offers.

But here’s the catch: more inventory does not automatically mean lower prices.

In Caledonia, prices are still holding strong, and well-prepared homes are still selling. The difference is that buyers are becoming a little more selective, and homes may need more time, better pricing, and stronger presentation to get the right result.

👉 Year-to-date tells the bigger story:

New listings are up nearly 30%, pending sales are up 22.5%, closed sales are up 38.7%, and the median sales price is up 11.1%.

Translation?

Caledonia is still a strong market — just not a sleepy one. Strategy matters.

Caledonia, MI – Market Update – April 2026 👀

April’s market stayed strong… but the story shifted a bit.

✔️ Pending sales jumped +55.6%
✔️ Closed sales climbed +41.2%
✔️ Median sales price rose to $522,450 (+6.6%)
✔️ Average sales price increased +9.4%
✔️ Inventory grew +25.7%
✔️ Months supply still sits low at just 2.2 months

But here’s the twist…

Homes are taking a bit longer to sell.

Average days on market jumped from 44 to 71 days.

That doesn’t necessarily mean the market is weakening — it means that this month buyers are becoming a little more selective and pricing strategy matter!

👉 Year-to-date still tells a very strong story:
• Closed sales +46.5%
• Pending sales +36.1%
• Median prices +8.2%
• New listings +17.9%

Translation?
More homes are hitting the market…
but buyers are still absorbing inventory at a healthy pace.

And with homes still averaging over 100% of asking price, well-positioned listings are continuing to perform.

Bottom line:
Caledonia remains firmly in seller-friendly territory — just with buyers becoming a bit more intentional.

The homes that are updated, priced correctly, and marketed well?
They’re still winning.

✔️ Closed sales surged +60%
✔️ Median price climbed to $532,500 (+12.7%)
✔️ New listings dipped slightly (-10%)
✔️ Inventory doubled (+100%) to 1.9 months
✔️ Days on market dropped to 40 days

So what’s really happening?

Buyers are back—and they’re moving.
Homes are selling faster than they were just a month ago.
And prices? They didn’t just hold… they pushed higher.
