What makes someone sell their home when they already have a perfect interest rate?

Sometimes it’s not about the numbers. It’s about life pulling you forward. A new baby. A new job. The ache for more space or more stillness. The sense that it’s just time.

I had three different homeowners in East Asheville ask me what I thought their neighbor’s house might sell before my open house last Saturday. Not because they’re listing tomorrow, but because they’re paying attention. They’re curious. They’re thinking ahead.

The market is shifting. Inventory in Madison, Buncombe, and Haywood counties grew again in June. Homes are sitting longer. Buyers are more selective. Strategy matters.

Jay and Ashley came to us in search of their own slice of Appalachia. As seasoned investors, they already owned a few properties, but something about Asheville called to them. They weren’t just looking for cash flow. They wanted a place that could also feel like home—where they could recharge, gather with loved ones, and build for the future.
Both Jay and Ashley have built careers in service to others, and what stood out most was their compassion. In the aftermath of Hurricane Helene, they were clear: they didn’t want to take advantage—they wanted to invest responsibly and with heart.
Funny twist: we actually missed out on the cabin next door. We were mid-offer when it went under contract. Still, something told me to call the owners of the other cabins. A little negotiation (and a highly specific number later), the deal was done. Champagne popped. Cabin dreams realized.

The Conservation Fund announced the completion of the easement on Jan. 23 after working with a local property owner and organizations since 1999 to conserve the property.

I did not relish disturbing the kitty prints in the snow, but promises had to be kept to my lovely clients as we work to secure the property where they’ll build the next phase of their life.

TL;DR: Metes and bounds descriptions are bananas—get a survey!

In the mountains, property deeds often include metes and bounds descriptions tied to landmarks from centuries ago. Imagine describing your property by giving directions based on what you can see, using arcane measurements from hundreds of years ago. For example: “Then walk 15 links to a bunch of small chestnuts.”

Possibly charming, but also… confusing. You know that feeling when something’s just nagging at the back of your mind? That little voice asking if everything’s really as it should be?

That’s what surveys are for!
