Los Angeles Housing Market: Trends and Forecast 2026
The Los Angeles housing market continues to evolve, and as someone who’s been guiding clients through the ups and downs of Encino, Tarzana, Woodland Hills, and beyond for over two decades, I’m always keeping a close eye on these changes. California’s median home price has landed around $887,680 with a modest 1.1% increase in sales. In Los Angeles County specifically, we’ve seen a 2.6% dip in median price and a 0.9% decrease in sales activity, with affordability being shaped by interest rates hovering at 6.54%. While these shifts can feel daunting, market stabilization is on the horizon. My experience helping buyers find their dream homes and sellers achieve top dollar gives me a firsthand perspective on how these numbers translate to real decisions. Whether you’re considering buying or selling in our beautiful Southern California neighborhoods, having a knowledgeable advocate makes all the difference.

La County Property Values Surpass $2.2 Trillion
Los Angeles County’s property values have reached an incredible milestone, with the 2026 Assessment Roll now at a record $2.272 trillion—a 4.42% increase. This translates to over $27 billion generated in property tax revenue. New construction contributed $12 billion, and property transfers added another $49 billion. The median home price in our area has climbed to $982,000. As someone who has worked in Encino, Tarzana, Woodland Hills, Calabasas, Sherman Oaks, and surrounding communities for over 23 years, I’ve seen firsthand how our real estate market continues to grow and evolve. Whether you’re buying your first home, investing, or selling a luxury property, understanding these numbers can help you make informed decisions in a thriving Los Angeles market.

What Smaller U.S. Homes Could Mean for Buyers
Over the past decade, we've seen the average size of newly sold single-family homes in the U.S. shrink from 2,700 to 2,400 square feet, while the price per square foot has jumped by about 72%. By 2025, one in four new homes measured under 1,800 square feet—up from about one in six ten years ago. At the same time, homes with 3,000 square feet or more have become less common, slipping from roughly one in three to one in five. Builders are responding to rising land, labor, and material costs by designing smaller homes, which can help keep purchase prices within reach—especially important as mortgage rates hover around 6% to 7%. For buyers in areas like Encino, Tarzana, and Woodland Hills, this trend means that first-time and budget-conscious buyers may find it a bit easier to enter the market, with lower down payments and monthly costs. However, even with smaller homes, the higher price per square foot shows that finding the right value still requires careful navigation. As someone who has helped buyers and sellers for over 23 years in the Greater Los Angeles area, I know how important it is to weigh all these factors for a successful move.

More Homes Hit the Market as Demand Cools
We’re seeing a noticeable shift in the housing market: in the four weeks ending August 23, new US listings edged up 0.4% and total homes for sale increased by 0.5%, reaching the highest levels since early Q2. While this expanded inventory gives buyers more options, pending home sales dipped 1.1% to a six-month low, largely because high housing costs are keeping many buyers on the sidelines—even as choices improve. The median US home-sale price climbed 1.9% year-over-year to just over $400,000, with average mortgage rates hovering near 7%, close to their highest point in 13 months.

For buyers, this environment creates more opportunities to negotiate—especially on homes that have been on the market for several weeks. Sellers who approach pricing realistically, rather than aiming for last year's peak, are seeing better results. In my two decades helping clients buy and sell luxury properties across Encino, Tarzana, and Woodland Hills, I’ve learned that smart negotiation and a clear strategy are key in a changing market. Whether you’re considering your first home or looking to sell for top dollar, understanding these trends will help you navigate your next move with confidence.

Los Angeles Buyers Benefit as Home Prices Become More Accessible
It’s interesting to see how the Los Angeles real estate market is shifting—even with inventory staying tight, home prices have dipped. Active listings are steady compared to last year, and new listings are down just 2.6%. Meanwhile, the median list price has dropped 4.5%, now sitting at $1,050,000. Homes are also selling faster here, with a median of just 53 days on the market compared to 60 nationally. As someone who’s been guiding clients through the nuances of buying and selling in Encino, Tarzana, Woodland Hills, and nearby neighborhoods for over 23 years, I know how quickly conditions can change. Whether you’re considering a move or thinking about listing your home, it helps to have a seasoned negotiator by your side to make sense of these shifts and ensure your transaction is as smooth as possible.

Will California Stay Flat Through 2026
As someone who has guided buyers and sellers through every twist and turn in the Southern California market for more than two decades, I’m always tracking the numbers that shape our local real estate landscape. Recent forecasts show U.S. home price growth at 2.2%, but here in California, we’re looking at a more modest 0.5% to 1.5%, largely because affordability remains a real challenge and we’re seeing less movement in the market. While national sales activity is projected to increase by about 1.7%, California is still trailing behind—high borrowing costs are a major factor, especially in our luxury neighborhoods. Inventory is expected to climb in step with the national average of 8.9%, and in coastal metros like ours, the increase could be a bit higher as homes take a little longer to find the right buyer. With mortgage rates hovering around 6.3%, upward momentum on prices is held in check, particularly in our major cities. Whether you’re thinking about buying or preparing to sell in Encino, Tarzana, Calabasas, Woodland Hills, or the surrounding areas, understanding these trends is key to making smart moves in today’s market.

LA Housing Permits Surge Past 8,800 Units in First Half of 2026
Impressive news for our Los Angeles market: over 8,800 new residential permits were issued in the first half of 2026—three times the number from last year. As someone who has spent 23 years guiding clients through the neighborhoods of Encino, Tarzana, Woodland Hills, Calabasas, and beyond, I always keep a close eye on these trends. While this surge points to exciting opportunities for buyers and investors, we’re still seeing housing production lag behind our region’s true demand, and affordability remains a real challenge as rents and prices keep rising. Navigating these shifting dynamics takes experience and strong negotiation—skills I bring to every transaction across our vibrant communities.
