To know me is to know that I can while away.

The cocktail corner, a knitting nook, the porch where absolutely nothing productive happens. The best homes have that perfect spot for dilly-dallying.

It doesn’t have to be a whole room. Maybe it’s the chair by a window, a corner in the kitchen, or the sunny spot on the deck. Either way, it’s the little space you’ve claimed as your own, where nobody expects much from you.

I am picky about prepping homes and being a control freak is paying off. I recently listed a condo that went under contract in four days. In today's condo market, that’s tantamount to hitting the lottery.

Before listing, my sellers got a *wildly* specific checklist from me:

* Ban the air fresheners.
* Match every single light bulb to warm white.
* Crank the AC down to "arctic" before showings.
* Bury all evidence that a pet ever breathed oxygen in the building.

It sounds petty, but a buyer can feel the vibe instantly. A home either clicks or it feels slightly off.

These sellers followed the rules to the letter, and: KABAM! It worked. We are now shopping for their next place, and they are pointing out mismatched bulbs and rogue air fresheners.
I accidentally created monsters. But these monsters went under contract in 4 days. 🤷‍♀️🙌

Give me a house with personality every time.

There are a lot of beautiful houses, but beautiful and memorable aren’t always the same thing. The homes that are remembered usually have something that can’t be replicated next door. An amazing window. An odd little reading nook.

A 72-inch elk mount. 😳

These are the things that good real estate marketing can lean into. Every house has a story. Some of them just happen to have antlers.

Don’t even get me started on the amenities (unless you want to hear about the golf, the marina, the beach, the clubhouse, the Wellness Center, the pools, the tennis, the trails, the views, and the wildlife which frankly act like they own the place).
