Tow counts don't tell the whole story.

A high number doesn't necessarily mean parking is being managed well, and a low number doesn't always mean everything is running smoothly.

What matters is knowing which vehicles are registered, which permits are valid, and having the information available when it's needed.

Parking Permits of America, Patriot LPR, and Tow Smart Systems work together to connect parking registration, plate reads, and towing activity.

Less back-and-forth, fewer disputes, and better visibility into what's happening on your property.

How does your team measure whether parking enforcement is actually working?

Who decides when a guest stops being a guest?

At most communities, it is whoever happens to be at the desk when the question comes up. One person says two weeks is fine. The next says three days. The resident hears both answers and picks the one they like.

That inconsistency is what ends up in reviews. Residents write about paying for a visitor pass and getting towed anyway, about a few hundred dollars to recover the car, about nobody to call at 11 p.m. Reputation research puts it at roughly a dozen positive reviews to offset a single one star.

So in Parking Permits of America, the rule lives in the system instead of the conversation. Guests register themselves from a QR code at any hour, and the property decides what is allowed: per day, per resident, per unit, how many can be active at once, how long a pass runs. Duplicates get caught. Returning guests are back in seconds.

Nobody onsite has to play the bad guy.

Where do you draw the line on guest parking right now?

Count the interruptions at the leasing desk between 9 and 11 on a Monday morning.

Teams tell us parking is always in the mix. Somebody traded in a car over the weekend. A roommate's plate changed. A resident wants to confirm their permit is still active before they leave for work.

None of it is hard. That is exactly the problem. Each one costs a few minutes and the attention of whoever was mid renewal.

So in Parking Permits of America, the resident owns that record, not the office. They keep their own portal, update vehicles and personal info themselves, and every unit has its own registration code so a new car or a new roommate gets added without a trip to the desk.

Thank you to everybody who stopped by our booth to talk about their parking needs. Plenty of people came for a photo with our Armored Hero. The folks who stayed to talk shop are the reason we make the trip.

Almost every one of those conversations started in the same place: a lot nobody can actually see. Which permits already lapsed. Whose second car that is. Who told the guest it was fine to park there all week.

We are grateful for the conversations and excited to see what we can do for the communities in Arizona!

Most wrongful tows are not an enforcement failure. They are a handoff failure.

A plate gets read in the lot. The permit list lives in another system. The tow truck shows up working off a photo someone texted at 11 p.m.

Three systems, three versions of the truth, and the resident with a valid permit is the one standing outside at midnight.

That gap is why PPOA, Patriot LPR and TowSmart share one record. A plate read is checked live against active permits and blacklisted vehicles. Authorized vehicle, nothing happens. Unauthorized, and the citation or tow request already carries the registration history with it instead of starting a blank file.

Analysts keep landing on the same root cause: property software scores poorly on openness, and integration is the number one thing slowing onsite teams down. Parking is where that shows up after hours, in public, with a resident's car on a hook.

How many systems sit between a plate read and a tow decision at your communities?

The photo with our armored hero takes about ten seconds. Getting your community live on PPOA takes about a week.

Those are the two fastest things at our booth on Wednesday.

The unglamorous part is the part worth knowing. You send the rent roll. We bulk-notify your residents. They self-register their own vehicles from whatever phone is in their pocket. No tag inventory to count, no clipboard to rebuild, no line at the front desk.

About a week later, your team has a live view of what is parked on the property.

Free for property managers since 2015, and it has been free the whole ten years. The revenue lanes (paid visitor passes, reserved spaces) are there if you want them, and plenty of communities never turn them on.

If you are finalizing your Wednesday: Phoenix Convention Center, South Hall FG, 33 South 3rd Street. Floor is open 12:30 to 4:00, with booth awards and raffles after. We are at booths 535 and 634.

Come get the photo. Ask the boring setup questions while you are there.

Who is handling parking at your property today?

Ten years of trade show floors, and the parking complaints barely change. Five of them cover almost everything we hear.

We will be at the AMA Phoenix Education Conference and Trade Show next Wednesday, booths 535 and 634, and these are the five we would rather talk about than anything on a slide.

1. A tow that got disputed and nobody could prove the permit history. Every permit change is recorded, including who made it and when.

2. Visitor passes handled at the front desk. Guests register themselves, at any hour, from their own phone.

3. A car in the lot nobody can place. A real-time view of every permitted vehicle answers that in seconds.

4. Permits tracked in a spreadsheet that is out of date the moment it is saved. Residents keep their own vehicle records current.

5. Parking that costs money instead of making it. Paid passes and SpotHaven reserved spaces are optional lanes, not requirements.

Free to run for the property, and it has been since 2015.

The armored hero will be there too. Photo first, problem second.

Which of the five sounds like your Monday?

The most common objection we hear about letting guests register their own visitor passes: "Residents will just use it to park a second car forever."

Fair. That is exactly what happens when a visitor system is only a form.

So Parking Permits of America was built with the limits baked in. Per day, per unit, how many can be active at once, and how long a pass lasts. Duplicate detection catches the same plate cycling back through under a different name. And frequent visitor patterns surface the guest who is clearly not a guest.

Guests get a QR code and roughly ten seconds. The office gets its evenings back.

What is your current visitor limit, and does anyone enforce it?

Plan your route around the armored hero in full suit standing at our booth. He photographs well, and he makes a point we actually believe.

Every property needs a hero. Most days, that hero is the person at the front desk absorbing parking questions between tours.

That is the job Parking Permits of America was built to take off their plate, and it has been free for property managers since 2015. Not a trial. Residents register their own vehicles, guests pull their own visitor passes at any hour, and the office gets a live view of what is parked on the property instead of a paper list nobody trusts.

The revenue features are optional. The core is free to run, and it has been for ten years and 3M+ permits.

We are at the AMA Phoenix Education Conference and Trade Show next Wednesday, September 23. Booths 535 and 634, Phoenix Convention Center, South Hall FG. Floor opens 12:30 and runs to 4:00.

Cheers to 60 Years. Who is bringing their whole onsite team?

09/11/2026

Thank you, San Antonio.

The SAAA Universe trade show is a wrap, and Booth 533/531 stayed busier than we planned for. If you stopped by, took a photo with our armored hero, or stuck around to talk shop, we appreciate you.

Heroes vs. Villains made for a great room. Costumes everywhere, 150 plus exhibitors, and on-site teams from across South Texas all in one hall.

But the conversations were the real reason we made the trip.

Most of them landed in the same place. Nobody could quickly answer the basic operational questions. Who is parked on the property right now. Which permits already lapsed. What got promised on a call that never made it into a system.

Those are not hard questions. They are just hard to answer when the answer lives in four places.

That is the gap Parking Pemrits of America was built to close, and it was the most useful thing we talked about all evening.

If we met at the booth, drop a comment and tell me what you are tackling first this quarter.
