The purchase price is only one piece of the puzzle.

Insurance + taxes + HOA dues + assessments + your mortgage can completely change the monthly cost.

That’s why I want my buyers looking at the total cost of ownership, not just the number on the listing.

September is REALTOR® Safety Month

Here’s my thoughts and reminder to my fellow realtors.

We spend our days opening doors for our clients, meeting new people, touring vacant properties, and sometimes working alone. But one thing should always remain a priority: making sure we make it home safely.

Safety isn’t about being fearful. It’s about being prepared, aware, and intentional.

A few reminders for my fellow REALTORS® this month:

✔️ Trust your instincts
✔️ Keep someone informed of your schedule
✔️ Meet new clients in a public place when possible
✔️ Be mindful of what you share online
✔️ Have an emergency plan and know your exits

Homebuyer Question of the Week 🏡

That’s a real fear.

You can have a good income, solid finances, and still feel nervous about making a purchase this big. What if you choose the wrong house? What if unexpected expenses pop up? What if you realize you should have waited?

The truth is, you don’t have to have every answer before you start.

🏡 More Than Keys… It’s the Moments That Matter. ❤️

Some days remind me that real estate is about so much more than buying and selling homes.

Yes, there were contracts, inspections, questions, deadlines, and all the details that happen behind the scenes. But there were also moments that reminded me that this business is really about people, trust, milestones, service, and new beginnings that make this career so meaningful.

There are reviews… and then there are reminders of WHY you do what you do. ❤️🏡

“Daphanie went above and beyond…”

Those words mean so much to me because buying a home is about more than contracts, deadlines, inspections, and closing documents. It’s about trusting someone to guide you through one of the biggest decisions of your life.

My goal is simple: communicate, advocate, educate, and be present. From the first conversation to the moment those keys hit your hand, I want my clients to know they never have to wonder, “What happens next?”

And being recognized as a representative of veterans everywhere? That one hit differently. 🇺🇸

FROM FRIENDSHIP TO KEYS IN HAND! 🔑🏡❤️

Today is extra special because I get to celebrate a homeownership milestone with someone who has been a friend for nearly 20 years. We’ve been friends since 2006, and today, I have the incredible honor of helping my longtime friend and fellow veteran officially become a homeowner (for the second time)!!!!

As a veteran myself, serving another veteran carries a special meaning. It has been an absolute honor to walk beside her through this journey, answer questions, navigate the process, and help turn the goal of homeownership into reality.

Closed TODAY at 9:00 AM! 🎉

By the time we leave that closing table, she’ll have one thing every new homeowner waits for…

KEYS IN HAND! 🔑🏠

Friendship brought us together. Service gave us a shared bond. And today, homeownership gives us another milestone to celebrate. 🇺🇸

🏡 Homebuyer Question of the Week

“Does my Realtor have access to my financial information when I apply for a home?”

One of my buyers who closed today asked me this question, and I thought, if one buyer is wondering about this, there are probably plenty more.

Your Realtor and your lender have different roles in the homebuying process.

Your lender reviews the financial information needed to determine whether you qualify for a mortgage. Your Realtor uses the information you choose to share to help you find a home that fits your goals and navigate the transaction.

Your Realtor generally does not automatically have access to your lender’s entire loan file or every financial document you provide to your lender.

And here’s my biggest piece of advice:

Never be afraid to ask who has access to your information, why they need it, and how it will be used.

A confident homebuyer isn’t someone who knows everything. It’s someone who feels comfortable asking questions.
