Following up on the First Responder Homeownership Program, because the messages I got told me something.

Almost every one started the same way: "I probably don't qualify, but…"

So let me clear a few things up.

✅ You don't have to be a first-time buyer for every program. Some of these work if you've owned before.
✅ Retired and volunteer first responders qualify for some of them. Ask.
✅ Nurses, EMTs, paramedics and dispatchers count, not just fire and police.
✅ Your spouse's service can qualify the household.
✅ Down payment assistance is not a second mortgage in every case. Some of it is a grant. Some of it forgives over time.

The only way to find out is to actually ask somebody, and asking me costs you nothing.

The three questions every rental owner asks me. Answering them all right here.

❓ "What does it cost?"
Management is a percentage of collected rent, plus a leasing fee when I place a tenant. I'll quote you a real number for your specific property — no "call for pricing" games. And if the unit is empty, you're not paying me a management fee on rent nobody's paying.

❓ "Do I lose control of my property?"
No. You set the spending limit for repairs. You approve anything above it. You approve the rent price. You see the statements. I do the work; you keep the decisions.

❓ "What if I already have a tenant in place?"
Easy. I take over the existing lease as-is, introduce myself to your tenant, get the payment and maintenance process moved over, and you're out of the middle by the next rent cycle.

"Should I rent for a year first, or just buy now?"

I get this one constantly from folks moving into New Braunfels, and I'm going to give you the honest version instead of the realtor version.

Rent first if:
🔸 You don't know the area yet. New Braunfels, Gruene, Canyon Lake and the county stretches all feel different. A year here teaches you which one is yours.
🔸 Your job or your family situation might move in the next 24 months.
🔸 Your credit or savings need a little runway. A year of on-time rent is not wasted time — it's a stronger loan file.

Buy now if:
🔹 You know where you want to be and you plan to stay 5+ years.
🔹 Your monthly payment pencils out close to rent and you've got the reserves.
🔹 You've found the right house. The right house doesn't wait for a better market.

Anybody who tells you renting is always throwing money away is selling something. Sometimes it's the smartest year you'll spend.

Twenty-five years ago this morning.

2,977 people went to work, got on a plane, or reported for a shift and never came home.

343 firefighters. 37 Port Authority officers. 23 NYPD officers. Paramedics and EMTs whose names most of us never learned.

They went up the stairs while everyone else was coming down. That is the whole thing, right there. That is what the job is.

We say "never forget" so often that the words can go smooth on us. So today, think about one specific person. A firefighter who left a kitchen table and a coffee cup. A dispatcher who stayed on the line. Someone's husband, someone's mom, someone's kid.

And think about the people here who still do that work — the men and women of New Braunfels Fire, New Braunfels PD, the Comal County Sheriff's Office, our EMS crews and volunteer departments. Same instinct. Same willingness. They just haven't been asked for everything.

If you see one of them today, tell them thank you.
