The #1 thing that matters: Gulf access (and HOW you get there)

Because not all waterfront = boating lifestyle.

Some homes:
Have bridges that limit boat height
Have long canal routes (think 30–45+ minutes out)
Have no direct Gulf access at all

And others?
âś… No bridges
âś… Deep water canals
âś… Minutes to open water

Same word… completely different lifestyle (and value).

A lot of buyers focus on price, rate, and monthly payment…
But in SWFL, insurance can be the difference between “comfortable” and “over budget.”

Here’s what you should be planning for:

Homeowners insurance – varies based on age of roof, location, and updates
Flood insurance – required in some areas, smart in many others
Wind mitigation factors – these can actually SAVE you money if the home qualifies

And here’s the part no one tells you…

👉 Two homes at the same price can have very different insurance costs
👉 Older homes or certain locations can mean higher premiums
👉 The right property (or upgrades) can save you thousands over time

That’s why I always help my buyers look at the FULL picture, not just the listing price.
