Things People Say to Realtors...

“We’ll wait until rates drop.”

I hear this one a lot, and I completely understand why. A lower interest rate sounds like the obvious time to buy.

But there’s another side to consider.

When rates drop, more buyers may jump back into the market. That can mean more competition for the same homes and potentially less negotiating room.

Instead of trying to guess exactly what rates will do, I like to look at the bigger question:

Does buying make sense for YOU right now?

Your budget, monthly payment, available homes, negotiating opportunities, and how long you plan to stay all matter.

It's not having an outdated kitchen.

It's not the paint color.

And it's not that your home isn't "perfect."

The biggest mistake I see is waiting because you think you need to do everything before putting your home on the market.

I completely understand why people feel that way. You want to put your best foot forward and get the best possible price.

But here's the good news...

Many buyers are looking for a home they can make their own. What matters most is having the right strategy, pricing your home correctly, and highlighting the features buyers value most.

Every season brings new trends, and this summer, I'm seeing buyers ask for the same three things over and over again.

1. Outdoor Living Space
A screened lanai, pool, outdoor kitchen, or a backyard that's perfect for relaxing and entertaining is high on the wish list.

2. Peace of Mind
Buyers are paying close attention to newer roofs, impact windows, hurricane shutters, and other features that can help protect their investment.

3. Lifestyle
It's not just about the house anymore. Buyers want a home that fits the way they want to live, whether that's waterfront access, a golf community, walkable amenities, or a quiet neighborhood.

The best part? You don't need to have everything to make your home desirable. Sometimes highlighting the right features makes all the difference.

What does "Days on Market" actually tell you?

A lot of people assume that if a home has been on the market for a while, something must be wrong with it.

The truth? Not necessarily.

Sometimes a home sits because it was priced too high. Other times, it may have had poor photos, limited marketing, or simply hit the market at the wrong time. And occasionally, it's a hidden gem that buyers have overlooked.

On the flip side, a home that sells in just a few days isn't always a "better" home. It may have been strategically priced to attract multiple offers.

That's why Days on Market is just one piece of the puzzle.

When you're buying or selling in Southwest Florida, it's important to look at the whole picture, not just one number.

Three Things Buyers Should Never Skip During a Showing

It's easy to get caught up in the beautiful kitchen or that amazing backyard, but there are a few things I always tell buyers to pay close attention to.

Here are my top three:

✅ Look up. Check the age and condition of the roof. In Southwest Florida, it's one of the biggest factors that can affect insurance and future expenses.

✅ Check the windows and doors. Are they impact-resistant? If not, what kind of storm protection does the home have?

✅ Step outside. Don't just look at the house. Take in the neighborhood, traffic, nearby amenities, and even where the sun hits the backyard. You'll experience those every day.

A home can look perfect online, but the details you notice during a showing can make all the difference.
