1. Financial Requirements
• Income Verification: Required proof that monthly income is at least 3x the monthly rent.
• Credit Score: A minimum credit score 670+
• Employment Verification: Required 3 recent consecutive pay stubs, an employment letter, or proof of self-employment income.
2. Background Check
• Rental History: Verify rental history with previous landlord (no evictions, consistent rent payments).
• Criminal Background: Provide a background check and clarify any criminal records upfront.
3. Lease Requirements
• Lease Term: Our standard 12-month lease will be provided upon request or completion of rental requirements.
• Move-In Fees: First and last months rent as well as a $650 security deposit.
4. Occupancy Limits
• Our units come with a 1 adult person per room standard agreement or a single family occupancy rule.
5. Pet Policy
• Pet Fees are a monthly pet rent of $50/month
• Pet Restrictions: Limits on breeds, sizes, or total number of pets.
6. Maintenance and Tenant Responsibilities
• These units include in the HOA pest control, trash, parking, mowing and w**d eating, light snow removal in parking lot
7. Application Process
• Application Fee: A $50 fee will be charged to cover costs of background checks.
