Happy Monday! ☀️ Here’s your San Diego housing market update for the week of September 21, 2026:

📬 New Listings: 688 homes hit the market this week, staying nearly level with last week’s 693.

🤝 Pending Sales: 388 homes went pending, down from 430 last week.

🏠 Homes Sold: 383 properties closed, an increase from 351 in our last update.

⏱️ Days on Market: Homes are still averaging 30 days on the market.

💰 Home Prices: The average sales price rose to $1.23M, while the median sales price came in at $875K.

What are we seeing? Inventory and days on market were remarkably steady this week, while closed sales picked up and pending activity slowed. Prices continue to move around week to week, reinforcing that the bigger picture matters more than any single data point. Buyers still have options, while sellers should focus on competitive pricing and presentation to stand out.
