El Niño is officially here, and while that doesn’t guarantee a wet winter for San Diego, it does shift the odds toward heavier rain, bigger surf, and flooding in some areas.

That’s why I figured now, while it’s still sunny is a good time to spend an hour getting your home ready instead of waiting until the first storm is in the forecast.

One thing worth mentioning standard homeowners insurance typically doesn’t cover flood damage.

If your property is in or near a flood-prone area, it’s worth understanding your risk and reviewing your coverage before winter.

Hopefully we get the rain California needs without the flooding that sometimes comes with it.

🚧 What’s going on with the future Lazy Dog in Mira Mesa?

If you’ve driven down Mira Mesa Boulevard recently, you’ve probably noticed construction has been at a standstill for months.

I was hoping I’d have better news by now, but after digging into the latest update from the Mira Mesa Community Planning Group, here’s what I found:

🐶 The project has not been canceled.

🏗️ The development team changed, including bringing on a new architect, and they’re making several minor design revisions before construction can continue.

⏳ The current estimate is approximately:
• 2 months for revised plans
• 4 months for permits
• 3–4 months for construction

If everything stays on schedule, we’re likely looking at an opening sometime around spring 2027.

If you’ve never been to Lazy Dog, it’s a casual American restaurant known for its burgers, comfort food, craft drinks, and dog-friendly patio. Until the Mira Mesa location opens, you can visit their Mission Valley restaurant.
