Most business owners plan their exit around the business and the investments. The real estate comes last, if it comes up at all.

It's sometimes the largest asset they own.

We're working with an established trades-business owner right now, referred by his financial advisor. He owns his company and the building it runs from. A sale is coming in the next few years, and with it a large capital gain.

Before he meets with his estate attorney, we're putting the real estate options on the table: sell and 1031 into the next asset, lease the building back for income, develop the land he already owns, or a blend. Each one scored against what he actually wants, which is to stay active and keep building.

When the real estate strategy shows up before the attorneys and CPAs set the path, the whole plan gets sharper.

That's the work for established businesses: giving your biggest asset the same rigor as everything else, before a sale or estate plan locks you in. If that's on your horizon, let's talk.
