Wakefield is frequently recognized as a popular North Raleigh community, and as someone who lives here, I completely understand why.

Part 2

In January, I helped a wonderful woman close on a home in Fuquay Varina. I met her at an open house in September 2025. She wanted to be closer to her family.

The next step was selling her home in Sanford. She purchased a new construction home in October 2023, and the subdivision was still being built out. We discussed the potential issue of listing her home in a community where we would be competing with builder incentives.

It took proper staging, pricing, and patience, but her home stood out and went under contract ahead of 18 new construction homes on the market at the same time!

I am grateful to have been a part of her journey. Congratulations to her and the new owners!

✨ Maximize natural light whenever possible.

Most buyers see your home online before they ever see it in person. Small changes can completely change how a home feels in photos, and that first impression matters. And you have to keep up the appearance for showings and through home inspections.

I met a couple at the end of 2025. They were relocating to the Chapel Hill area from Nashville, Tennessee. They had lived in the Triangle many years ago and were excited about their return.

After a couple of months of looking, we hadn't found "the one" yet. This home was listed as a private exclusive before being publicly listed in a neighborhood we were watching. With a strong strategy and preparation, their offer was accepted on the first submission.
